How it’s priced

How commercial HVAC work is priced in Leesburg.

No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.

Rooftop unit replacement, crane lift included

Spring and fall maintenance for a building

Priced per building, by the units on it

A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.

Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.

What’s different in Leesburg

In Leesburg, a lot of commercial equipment hides on old roofs and behind strip centers.

Leesburg is the county seat, and Loudoun’s Government Center sits downtown on Harrison Street. That puts plenty of small offices around King and Market Streets: law practices, title companies, insurance agents, often upstairs in buildings far older than air conditioning. Out on Route 7, the Route 15 bypass, Fort Evans Road and Edwards Ferry Road it’s a different stock: salons, restaurants, dentists and shops in strip centers, each suite with its own split system or a rooftop unit over the back of the space.

This April a salon in Leesburg called because the cooling had quit. The condenser on the roof was a 2007 three-phase split on R-22, and it had been shut off. We traced a short in the low-voltage control wire, found a newer thermostat wired and set wrong, and replaced a condenser fan capacitor that had failed. The system cooled again before we left. We also wrote up a pitted contactor and the crumbling insulation on the suction line across the roof, and found the lockout board had been bypassed long ago.

That last part is common in a building with a few owners behind it. Over the years somebody jumpers out a safety to get through a hot week, and nobody undoes it. We put the safeties back in the loop, because a compressor running with no lockout is how a cheap fault turns into an expensive one. And on a unit that old and on R-22, you get the repair price and the replacement price side by side.

Downtown, the roof is the Town’s business as well as yours. In the Old and Historic District anything new on the outside of a building needs a Certificate of Appropriateness, so a replacement that moves a condenser, adds a curb or runs new lines up a wall gets a call to the Town’s preservation staff before the order goes in. A like-for-like swap in the same spot is the easier path. Out near the airport on Sycolin Road, the flex buildings are plainer and the crane has room.

The signs

When a business in Leesburg needs the HVAC tech.

The suite is warm and the thermostat says it’s cooling

In a Leesburg strip center the condenser for your suite may be on a roof you never see. If the fan up there isn’t turning or the unit is dead quiet while the thermostat calls, it’s usually a capacitor, a contactor or a control wire, and a tech on the roof finds which.

The rooftop unit trips or blows warm

A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.

The walk-in won’t hold temperature

Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it

How to pick who services a building in Leesburg.

Questions to ask anybody who bids on your building’s HVAC, us included.

  1. Will they tell you what they found bypassed?

In older Leesburg buildings a jumpered safety is a regular find. Ask whoever services the roof to list every one they put back, in writing, so the landlord and the tenant both know what was running unprotected.

  2. Do they put the price in writing before the work?

On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.

  3. Can they cover both the rooftop units and the walk-in?

One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.

Questions

Commercial HVAC questions from Leesburg.

Do you service small commercial splits in Leesburg, not just rooftop units?

Yes. A lot of Leesburg’s shops and offices run a split system, an air handler above the ceiling and a condenser on the roof or a pad out back. This April’s salon call was exactly that. Call (703) 997-9757 and tell us what the unit is doing.

Can you replace an R-22 unit on a downtown Leesburg roof?

Yes. R-22 hasn’t been made since 2020, so a unit on it is worth pricing out before the next big repair. Downtown, ask the Town’s preservation staff first if the new unit or its lines will change what the street sees.

How much does commercial HVAC work cost in Leesburg?

It’s priced per building, in writing, before any work. A repair is priced once we’ve found the fault; a rooftop unit replacement once we’ve seen the tonnage, the curb and the crane access.

Do you do emergency commercial HVAC in Leesburg?

Yes, 24/7 emergency service for rooftop units, split systems and walk-ins. Call (703) 997-9757 and tell us what’s down.
