A smell, a trip, or a hot kitchen
In an Alexandria restaurant, a unit that trips off, hums without starting or smells like burnt metal near the vents deserves a call that day, not after the dinner rush.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Alexandria
Alexandria’s commercial buildings are older and tighter than most of Northern Virginia: restaurants and shops in the brick blocks around King Street and Old Town, offices and strip retail along Route 1 and Duke Street, and medical offices in the mid-rise buildings near Eisenhower Avenue. Old buildings mean small roofs, odd access and equipment squeezed in wherever it fit.
Two of our Alexandria calls were restaurants on rooftop units, and they tell the story. On one, power was dropping a phase and the disconnect had gone bad. While we were up there we found the heat exchanger was cracked, so we condemned the unit and shut the gas off. A cracked exchanger on a gas rooftop unit can push combustion gases into the air the kitchen and dining room breathe, and nobody gets to keep running it.
The other was a leak search on a 17.5-ton rooftop unit over a kitchen, a unit with four separate refrigerant circuits. A system that size doesn’t announce which circuit is leaking, so we pressurized with nitrogen and worked through the circuits until the leak showed up. It’s slow, and it’s the right way: guessing at a recharge on a four-circuit unit just burns refrigerant.
For Alexandria owners, the practical point is that the restaurant roof does a harder job than the office roof. Grease, heat and long hours wear out belts, bearings, contactors and heat exchangers faster, and a landlord who counts on a lease can lose a tenant to one bad week in July. A maintenance visit in spring and fall costs far less than a closed kitchen.
The signs
In an Alexandria restaurant, a unit that trips off, hums without starting or smells like burnt metal near the vents deserves a call that day, not after the dinner rush.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
A cracked heat exchanger means gas off, no exceptions. Ask any Alexandria bidder if their tech will condemn a unit on the spot, even if it costs the job.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
