Tenants are calling the landlord
In a Chantilly flex building, one suite that’s always too hot while the next is fine usually means one rooftop unit is failing, not the whole roof. A zone-by-zone check finds which one.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Chantilly
Chantilly is where our trucks start the day, and a lot of the commercial work here sits within a few miles of the shop: one- and two-story flex buildings along Route 28 and Route 50, with offices in the front, warehouse space behind, and a row of packaged rooftop units on top. Most of those units went up when the buildings did, and many are coming due at about the same time.
On one multi-tenant flex and office building here, we’ve replaced three rooftop units by crane in the last year: one in October 2025, one in June and one in July. The last one needed a new curb, because the old unit’s footprint didn’t match anything made today. On another unit on the same roof, we replaced a heat exchanger with a hole in it instead of the whole unit, since the rest of it still had years left.
That’s the call we try to make on every Chantilly roof. A cracked or holed heat exchanger on a gas unit can leak carbon monoxide into the space below, so we shut the gas off the day we find one. Whether the fix is a new exchanger or a new unit comes down to the unit’s age, its refrigerant and what parts still exist for it, and you get both prices in writing so the landlord or owner can choose.
Not every Chantilly job is on a roof. We’ve serviced a church’s rooftop Trane and its split condenser, and replaced two 19-year-old split heat pumps for a medical aesthetics clinic, sized to the treatment rooms they serve. Offices and clinics in the newer parks off Route 50 tend to run split systems like these, with the air handler above the ceiling and the condenser on a pad out back.

The signs
In a Chantilly flex building, one suite that’s always too hot while the next is fine usually means one rooftop unit is failing, not the whole roof. A zone-by-zone check finds which one.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
On a Chantilly roof with units of different ages, the right answer is often a repair on one and a replacement on another. Ask for both numbers on each unit.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
