One room is always the problem
If a single Fairfax suite or back office never matches the rest of the building, the answer is sometimes a dedicated mini split, not more airflow from a unit that’s already stretched.

How it’s priced
No two buildings are alike, so we don’t publish one number for them. More on what we cover on our commercial HVAC and refrigeration page.
Rooftop unit, split system or walk-in repair
Priced in writing at your building, before any work
Rooftop unit replacement, crane lift included
Priced per building, in writing
Spring and fall maintenance for a building
Priced per building, by the units on it
A rooftop unit replacement turns on the tonnage, the curb it sits on, and whether it goes up by crane. We look at all three before you get a number.
Maintenance is priced by the units on the building, spring for cooling and fall for heating, so the visit count matches what you actually run.
What’s different in Fairfax
Fairfax is a county seat, so a lot of its commercial space is professional: law offices, medical and dental suites and small firms in low-rise buildings around Old Lee Highway, Main Street and the courthouse area. Alongside them sit the big retail roofs along Fairfax Boulevard and Lee Highway, which are a different animal.
A large retail store’s roof can carry a row of packaged units, and on one we did two odd and useful jobs: replaced the zone sensors on four rooftop units, and fitted custom mesh filters to keep birds out. Birds nest in intakes and condenser coils on big flat roofs, and a unit gasping through a nest looks exactly like a failing compressor. Mesh is cheaper than a compressor.
The offices run quieter equipment. We’ve worked on law offices in Fairfax with split systems from around 2000, still running on R-22. At that age the question is rarely whether the system works today; it’s what a leak does when the refrigerant is no longer made. We lay out the repair next to the replacement so the partners aren’t surprised by a July failure.
Fairfax also has the room with no ductwork: an add-on office, a server closet, a back room the main system never reached. For one commercial space here we installed a 30,000 BTU Mitsubishi mini split, which cools or heats that one room without touching the rest of the building. Wall-mounted, ductless and sized to the room.
The signs
If a single Fairfax suite or back office never matches the rest of the building, the answer is sometimes a dedicated mini split, not more airflow from a unit that’s already stretched.
A rooftop unit that short-cycles, trips its breaker or blows warm on a hot afternoon usually has a failing compressor, a bad capacitor or a coil choked with dirt. Caught early it’s a repair, not a crane day.
Virginia’s food code wants cold food held at 41°F or below. A walk-in drifting above that, frost on the evaporator or fans that stopped spinning means a call now, before the inventory goes.

Choosing who services it
Questions to ask anybody who bids on your building’s HVAC, us included.
On a Fairfax retail roof, ask for a walk across all the units: sensors, filters, coils and intakes. Birds and debris cause more calls than most people expect.
On a commercial job the number should be on paper before anyone touches the unit, with the parts, labor and any crane spelled out. A time-and-materials surprise is the thing to avoid.
One company for the comfort cooling, the heat and the refrigeration means one call when something stops. Ask whether the same crew handles all three.
