What it costs

What drain cleaning costs in Fairfax.

Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.

Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.

What’s different in Fairfax

Two thirds of the City’s homes are older than 1980, and their kitchen drains show it.

The median owner’s house inside the City of Fairfax dates from 1966. A 1966 kitchen has a cast iron branch under the floor that has spent six decades carrying dish water. Grease cools in it, soap forms a film on it, and the bore has narrowed. A sink that drains a little more slowly every year is not a mystery here. It is a pipe that has been closing in for a long time, and the cable that opens it is the same one that opened it the last time.

Bathrooms in those houses clog differently. A 1960s tub with a pop-up stopper catches hair at the stopper arm, not in the pipe, and we pull it out with a hook before any machine is needed. If the tub still drains slowly after the stopper is clean, the problem is the trap or the branch under the floor, and that is a cable job.

The county side is a different animal. In Fair Lakes about a third of homes are townhouses and a quarter are condo or apartment buildings, with more than four in ten homes built since 2000. Those drains are plastic, so a slow one tends to be what went down it. A fresh wipe jam clears with one pass; a main line that backs up the lowest unit is the building’s, and we’ll tell you if that’s what we see.

About a third of City homes predate 1960. A house that old and still on its original kitchen drain has probably been cleaned before, so tell us the history. How often, how far the cable went, whether it came back with roots or grease. That history tells us whether a proper cutter or a camera is the next step.

Which clog it is

One slow drain, or the whole house backing up in Fairfax.

Hair and grease are different problems

A slow tub is usually hair at the stopper. A slow kitchen sink is grease in the branch. A tub that drains slowly after the stopper is clean, and a sink that comes back in a month, are the two that need the cable.

It clogs again every year or two

In houses this age the line to the street is often clay or cast iron, and roots find the joints. Clearing works, but if it keeps coming back, the camera says whether a repair would end it.

Only one sink or tub is slow

If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.

Choosing who clears it

How to pick the best plumber for drain cleaning in Fairfax.

Questions to ask anybody who offers to clear a drain, us included.

  1. Do they clean the stopper before they reach for a cable?

A good plumber starts with the simple fix. A tub that is slow because of hair at the stopper does not need a machine, and a bill for one is a bad sign.

  2. Do they price it before they run the cable?

You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.

  3. Do they push chemicals or a new line on the first visit?

A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions

Drain questions from Fairfax.

My City of Fairfax kitchen sink gets slow every few months. Why does it keep coming back?

In a 1960s house, the drain is probably cast iron with a rough inside wall that holds grease. A cable opens the middle but leaves the coating, so the sink slows again. A bigger cutter or a jetter on the next visit removes more of it.

Are Fair Lakes townhouse drains different?

Newer pipe is smoother and clogs from what went down it, not from age. The extra question in a townhouse row is whether the clog is yours or on a shared line.

How much does drain cleaning cost in Fairfax?

One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.

Should I pour a drain cleaner in first?

Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
