A floor drain is your early warning
The basement floor drain is the lowest opening in the house. If it gurgles or shows a dark ring after the washer runs, the line is already partly blocked, and the clearing is simpler now than after a backup.

What it costs
Where the clog sits decides the price. A sink, tub or shower drain is one fixture. When every drain in the house is slow or water comes up the lowest one, it’s the main line, and that’s a bigger machine and a longer run.

If the main line clogs again inside a year, or the cable comes back with roots, a camera look for $89 on the same visit tells you whether it’s a clog or a broken pipe. We show you the picture either way.
Comfort+ membership is $199 a year for four visits: a dryer vent cleaning, a water heater flush with a sewer camera inspection, a heating maintenance visit and a cooling maintenance visit.
What’s different in Dunn Loring
Almost every Dunn Loring home is a house, over nine in ten, and Fairfax County’s tax records show a full basement under about nine in ten of them. Roughly half are daylight basements, with a door to the yard. More than eight in ten of the houses have a finished room down there. The result is that the lowest drains in the neighborhood carry a lot: a basement bath, a laundry, a wet bar or a second kitchen, all at the bottom of the line.
That decides what a clog looks like here. The bath on the main floor drains fine, the one downstairs gurgles, and the floor drain beside the water heater rises when the washer empties. It is the same event, a partial blockage in the main line, noticed first at the lowest opening. Clear it the first time the basement tub is slow, not the first time it comes up the floor drain.
The houses split three ways. About a quarter went up before 1980, usually with cast iron under the basement floor, which scales on the inside. Half are from the 1980s and 90s, on plastic, and about a fifth were built after 2000. A finished basement bath added in the 1990s is plastic tied into a 1960s main, so the two pipes meet somewhere behind the wall. We ask where.
On the west edge, a block of Dunn Loring homes is on the Town of Vienna sewer, and there the owner agrees to maintain the connection from the Town’s main to the house. A line cleared from your cleanout reaches that connection, so a clog there is yours to clear, and we’ll say if what we find looks like a problem past it.
By the numbers

Which clog it is
The basement floor drain is the lowest opening in the house. If it gurgles or shows a dark ring after the washer runs, the line is already partly blocked, and the clearing is simpler now than after a backup.
If the kitchen sink backs up but the bathroom drains fine, the clog is in that branch, usually grease or food in the kitchen, hair and soap in a tub. That’s a one-fixture clearing.
When the washer drains and water shows up in a basement shower or floor drain, or flushing a toilet bubbles the tub, the clog is past the branches in the main line. Stop running water until it’s cleared.

Choosing who clears it
Questions to ask anybody who offers to clear a drain, us included.
When the main line is clogged, the lowest drain shows it first. A plumber who clears a bathroom sink and never looks at the floor drain may leave the real clog.
You should hear whether it’s a one-drain clearing or the main line, and the price for it, before anybody feeds a cable in. A price that shows up after the work is a bad sign.
A clear drain doesn’t need a bottle of anything, and a single clog is not a reason to dig. If someone jumps to replacing the sewer line without a camera picture, get a second look.

Questions
The basement bath sits lowest on the line, so it feels any slowdown in the main first. Run the upstairs sinks while the tub drains. If it gets worse, it’s the main line.
Yes. Most have a cleanout cap or a removable strainer, and the cable goes in through that. We’ll also check the lines it connects to.
One clogged sink, tub or shower drain is $200 to $800. A main line backing up into the house is $550 to $1,650. Where the clog is and how far down it sits moves the number inside that range.
Better not. The strong ones can sit in the trap, damage older pipe, and splash back on whoever opens the drain next. Try a plunger on a sink or tub, and if that doesn’t move it, call.
