What’s different in Dunn Loring

Dunn Loring rooms that need their own heat and cooling, from 1960s additions to 1990s bonus rooms.

The Census counts 862 homes from the 1960s across the whole Dunn Loring area, its biggest decade, and at most 32 of them have a 22027 address; the rest carry Vienna mail. Sixty years on, a lot of those houses have grown: a family room pushed out the back, a porch closed in, a carport made into a den. The 1960s ductwork seldom grew along with them, and a branch tapped off the old trunk to feed the new room steals air from the rooms already on it. A head with its own outdoor unit serves the new room and leaves the old system alone.

Inside 22027 the houses are younger and almost all detached, 608 of 659, with the 1990s the busiest decade. A house from those years nearly always came with central air, so a mini split there is usually for space finished later: the room over the garage at the far end of the upstairs ducts, or a basement turned into an office that the thermostat a floor up never feels.

Whatever room it serves, the head has to heat as well as cool. Vienna’s weather station, 3.6 miles west, records about 99 nights a year at or below freezing and close to four at 10 degrees or below, and Fairfax County saw Extreme Cold Warnings on three nights between January 27 and 31 of 2026. If the room has no other heat, choose a model rated to keep heating at those temperatures, and size it for January as much as July.

Then there’s where the outdoor unit goes. The Vienna station averages about 18 inches of snow a year, and storms like January 2019’s, which left 12 inches near Tysons Corner next door, bury anything set flat on the ground. A wall bracket or a raised stand keeps the coil clear and lets defrost water drain instead of freezing underneath.

What it costs

What a ductless mini split costs in Dunn Loring.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Dunn Loring.

The basement office is cold all winter

The thermostat lives upstairs and is satisfied while the basement sits several degrees cooler. A head down there, on its own controls, keeps that room at its own setting all year.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Choosing who installs it

How to pick the best mini split installer in Dunn Loring.

Questions worth asking anybody who quotes you, us included.

  1. Will it still heat when it’s 5 degrees out?

Ask for its heating output at low outdoor temperatures from the maker’s published data, not just its cooling size. For a room with no other heat, it should carry the room on the few nights a year at 10 degrees or below.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Dunn Loring.

Can a mini split go into a 1960s Dunn Loring house without opening walls?

Mostly, yes. The head mounts on an outside wall, and the copper, the drain and the wire leave through one hole about three inches across, then run down the outside in a cover to the outdoor unit.

What does it cost to do the bonus room and the basement together?

Two zones, one head in each room on a shared outdoor unit, run $11,000 to $15,000 installed. With the rooms three floors apart the copper runs get long, and two one-zone systems sometimes make more sense, so we’ll price both.

How much does a ductless mini split cost in Dunn Loring?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
