What’s different in Dunn Loring

Dunn Loring’s gas basements, Journet Drive townhouses and a cooler July.

Gas heats about seven in ten owner homes in 22027, and the county’s records put it in 326 of the 334 detached houses built here from 1990 through 2009, with full basements under them. That’s the classic AC-only house: the furnace stands in the basement, the cooling coil rides on top of it, and the condenser sits on a pad outside. A new AC means a new condenser and a coil listed for the same refrigerant, since today’s units run on A2L refrigerants. The permit comes from Fairfax County, the only building office Dunn Loring has, with the county’s certification for a system on that kind of refrigerant.

Plenty of those houses are big. Fifty-seven in 22027 top 4,000 square feet above ground, and a house that size often splits the cooling: one system for the main floors and basement, a second air handler in the attic for the bedrooms, each with its own condenser outside. They wear out on their own schedules, so you can replace the one that’s failing and keep the other. If both went in with the house, they’re the same age, and pricing both at once tells you what next summer might bring.

The townhouses tell the age story plainly. The 60 at Regal Oaks on Journet Drive went up in 1994 and 1995, so a condenser out back that’s still the builder’s has cooled about thirty summers, on R-22. The 42 at Laing at Governors Square on Harithy Drive came in 2000 to 2002, and their builder units, past twenty now, most likely hold R-22 as well. Both rows keep the furnace and coil over a full basement, and the new condenser has to fit the same small pad behind the unit.

Size it for Dunn Loring’s summer, not an airport’s. Vienna’s weather station, 3.6 miles west, averages a July high near 84 and sees about 13 days a year at 90 or hotter, cooler than the airport figures sizing often leans on. An air conditioner picked for a hotter summer chills the rooms fast and shuts off before it pulls the moisture out. Look up before the new pad goes down, too: the June 2012 derecho brought gusts near 70 miles an hour here, and a condenser under a big limb can move clear while it’s being replaced anyway.

Dunn Loring

ZIP 22027 as a whole: every Dunn Loring address. The Dunn Loring Census place is bigger: about three in four of its homes have Vienna mail.

  • Median home built1991 Census
  • Built before 1980about 3 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withgas, about 7 in 10 Census
  • Rentedhardly any Census
  • Most heat here is gas, so the usual job is a new AC on the furnace you have, and the real choice is how efficient it should be.
  • Bigger single-family houses often run two systems, and each air conditioner is priced on its own.

When it’s time

When a new air conditioner makes sense in Dunn Loring.

Cool upstairs, but the air feels clammy

In a 1990s Dunn Loring house, that usually means the AC runs in short bursts and quits before it dries the air. One common reason is a unit sized bigger than this cooler summer calls for. A replacement copied from the old label repeats it; one sized from the house, with the blower set to match, pulls the water out.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Choosing who installs it

How to pick the best AC replacement company in Dunn Loring.

Questions to ask anybody who quotes you, us included.

  1. Will they move the condenser out from under that tree?

If the outdoor unit sits under a big oak or maple, replacement day is the cheap time to shift it a few feet. Ask whether the line set reaches the new spot, whether the ground there drains, and how far it sits from the drip line. A limb through a brand-new fan guard is a bad way to learn the old spot was wrong.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Dunn Loring.

We’re in one of the 1970s houses on Arden Court. AC or heat pump?

Most likely a heat pump. The county’s books show no gas at the 20 Tysons Grove houses from 1978 and 1979, and an all-electric house like those cools and heats with one outdoor unit. That’s a heat pump replacement, $8,499 to $21,650 for the system, not this page’s AC-only job. If that’s what you have, the nameplate on the unit out back will say heat pump.

My Regal Oaks condenser is the original. Can it just get a recharge?

It can, but it’s a poor bet. A 1994 or 1995 builder unit runs on R-22, a refrigerant out of production since 2020, so every recharge costs more and buys less, and thirty summers is well past the roughly eighteen years federal planners expect from a central AC. Get the repair price beside this range, then decide.

How much does a new AC cost in Dunn Loring?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
