What’s different in Marshall

Marshall’s AC-only swaps: propane houses from West Main to the cul-de-sacs.

Close to two owner homes in three in ZIP 20115 heat with electricity, 1,357 of 2,109, and that mostly means a heat pump, whose outdoor unit heats and cools and gets replaced as a heat pump, $8,499 to $21,650 for the system. The AC on its own belongs to a smaller group: the 424 houses on propane, the 8 on utility gas, and those of the 160 wood-heated homes that have a furnace for backup. In each of those a furnace heats, a coil set on top of it cools, and when the condenser outside gives out, the furnace can stay right where it is.

Most of Marshall’s houses date from the 1970s through the 1990s. The ZIP counts 532 homes from the 1970s, 605 from the 1980s and 511 from the 1990s, and the County’s plan puts many of the newer streets north of Main Street in those decades, including the cul-de-sacs of Residential North west of Rectortown Road. Houses that age have usually retired their first air conditioner already, and the current one may predate the 2010 cutoff for new R-22 equipment. The 436 homes from the 2000s are the builder-unit case: past fifteen summers, and likely on R-22 if the original is still running.

The old village is another kind of job. Marshall’s National Register district holds 139 properties on 99 acres, from stone, frame and brick buildings of about 1800 to 1835 on West Main Street to story-and-a-half frame houses on Anderson Avenue from the 1920s to the mid 1940s, and 433 homes in the ZIP were built in 1939 or earlier. Central air in those came later, so the condenser may sit wherever a side yard had room. South of Main, the plan notes newer townhouse enclaves around cul-de-sacs, and with 351 attached homes in the ZIP, some condensers share tight strips of ground where a new unit needs the same footprint and clearances.

Marshall sits at about 683 feet, and its storms leave marks on outdoor units. Hail 1.25 inches across fell in Marshall on July 12, 2022, three weeks after the June 22 storm that dropped dozens of trees onto I-66 near the village with gusts estimated at 80 to 90 mph. The June 2012 derecho brought a 61 knot gust at Marshall, and in July 2024 large trees came down on power lines along Bears Den Road. A condenser with hail-flattened fins moves less air across its coil, and on an old R-22 unit that damage usually ends the repair argument.

  • Built since 2000about 2 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withelectricity, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here heat with electricity, usually a heat pump that also does the cooling; an AC-only swap here is for the gas and propane houses.
  • Bigger single-family houses often run two systems, and each air conditioner is priced on its own.

When it’s time

When a new air conditioner makes sense in Marshall.

Hail flattened the condenser’s fins, and it hasn’t cooled right since

Fins pressed flat block the air the fan pulls through the coil, so the unit runs hotter and longer for less cooling. Light damage combs back open. Heavy damage on a condenser from before 2010, still charged with R-22, is where a new AC on the same propane furnace makes more sense than straightening fins and hoping. Start with the $99 diagnostic and hold both numbers before you choose.

It still runs on R-22

An air conditioner put in before 2010 most likely holds R-22, which hasn’t been made since 2020. A leak on one of those usually ends the repair road.

The compressor failed

It’s the pump at the heart of the outdoor unit and its costliest part. Out of warranty on an older unit, the repair can come close to half the price of a new AC, the point where Goodman says replacing may be the better money.

Permits, locally

Who signs off on a new air conditioner in Marshall.

Fauquier County

Fauquier County counts swapping an electric appliance for a similar one in the same spot as an ordinary repair that needs no permit. Moving an appliance to a new spot takes one. Source.

Choosing who installs it

How to pick the best AC replacement company in Marshall.

Questions to ask anybody who quotes you, us included.

  1. Will the new condenser fit where the old one sits?

In a townhouse enclave or a West Main Street side yard, the old spot may be tight: a fence, a neighbor’s unit, a walkway. Ask the installer to measure the pad and the clearances the new model’s instructions call for before the quote is final, since a newer unit can be taller or wider. If it has to move, Fauquier County wants a permit for that, and the quote should show it.

  2. Did they size it to your house?

Ask how they picked the size. Copying the old nameplate repeats whatever was guessed when the house was built.

  3. Is the coil inside part of the price?

The outdoor unit and the coil on the furnace are rated as a pair. Ask whether the quote replaces both, and what happens to the line set.

  4. Will they tell you if it’s worth fixing?

A good company puts the repair price next to the replacement range and lets you choose. Already holding somebody’s big number? Take the free second opinion first.

Questions

AC replacement questions from Marshall.

Can a story-and-a-half house on Anderson Avenue get a new central AC?

Yes, if the ducts can carry it. Those frame houses date from the 1920s to the mid 1940s, so central air came long after they were built, and the bedrooms tucked under the roof are the hardest rooms for any duct system to reach. The new AC gets sized to what the ducts can deliver, with the upstairs checked on its own. If the ducts can’t keep up, a smaller central unit plus a ductless head upstairs can fit better.

How do I know if my Marshall AC still runs on R-22?

Start with the rating sticker on the outdoor unit’s side panel. It names the refrigerant and usually gives the year. With 605 homes from the 1980s, 511 from the 1990s and 436 from the 2000s in the ZIP, plenty of Marshall condensers went in before new R-22 systems ended in 2010. If the plate says R-22, a leak is the moment to price a new unit. If it names the newer refrigerant, hear the repair price first.

How much does a new AC cost in Marshall?

$5,942 to $14,450 installed for a central air conditioner on its own, keeping the furnace you have; size and efficiency set where yours lands. An AC and furnace together run $8,898 to $23,000. The HVAC replacement cost estimator gives your house its own number.

Should I put in a heat pump instead?

It’s worth pricing. A heat pump cools exactly like an AC and also heats on mild days, so with your gas furnace it becomes dual fuel. A heat pump system runs $8,499 to $21,650 installed, and we’ll price it both ways.
