What’s in a Philomont house

Two centuries of houses on two roads, each built from what was close at hand.

Philomont sits in the middle of the Loudoun Valley, about halfway between Middleburg and Purcellville, and every historic house in the village faces Snickersville Turnpike or JEB Stuart Road. It joined the National Register as a historic district in 2023, and the nomination reads like a list of what we find inside.

The oldest houses are log or stone, from the late 1700s and early 1800s, built with what the land around them gave. In a house that old, heat and air always came later, fitted around rooms finished long before anyone planned a duct run, which is why a ductless mini-split is so often the cleanest way to cool and heat one.

The mid-1800s houses are frame, balloon framed with weatherboard or brick on the outside, once a sawmill and a brickyard were working nearby. The Tavenners, a father and his sons, built several of them and may have added many of the village’s porches. Balloon framing leaves wall cavities open from the sill to the roof: handy for running a new line, and a path for cold air in winter.

Then came the brick ranches. Philomont’s third building boom, from the 1950s into the early 1970s, left 20 of them on the original village lots, and many were built by the people who lived in them; a local mason put his up on Snickersville Turnpike after work and on weekends. A ranch from those years is usually on a later furnace and water heater, and any original galvanized supply pipe is the plumbing to look at first.

The Census can’t measure Philomont alone, but in the Purcellville ZIP it uses, owner homes split about evenly, four in ten on propane and four in ten on electric heat. The Purcellville weather station, six miles off, averages about 115 nights a year at or below freezing and a January low near 24 degrees, so a heat pump here leans on its backup heat. We repair and replace heat pumps and propane furnaces; oil burners aren’t ours, but taking a house off oil is.

Cooling

That station counts about 30 days a year at 90 degrees or more, and on July 28, 2023 the Weather Service measured heat indices above 110 across western Loudoun. Where a house has ductwork, a new heat pump or air conditioner rides on it. In the log and stone houses that never had any, a ductless mini-split cools one room at a time.

Plumbing

If the house is on its own well and septic tank, those belong to the well and septic trades. Everything between them is ours: the supply pipe, the water heater, the fixtures and the drain line leaving the house. Loudoun’s building code puts frost depth at 24 inches, so when a line freezes in a January cold snap, we trace where it runs shallow or through cold space before we fix it.

Your water

Loudoun County’s own groundwater brochure says about a quarter of county residents, mostly in the west and north, drink groundwater, most from a private well on their own lot, and that yields swing from one well to the next because the water travels through cracks in the bedrock. If yours is a well, the County’s household water testing program gives you its hardness and pH, the two numbers that decide how hard the water is on a water heater.

Your permit office

Philomont has no town government, so Loudoun County’s Department of Building and Development handles plumbing, mechanical and gas permits. A propane furnace or water heater swap takes a County fuel gas permit, and since October 2025, keeping the same BTUs in the same place means no plans to draw. The Health Department, not Building and Development, permits work on a well or a septic system.

Your septic

The County notes that most of rural Loudoun isn’t on public sewer, so a country house usually drains to its own tank and field. A slow tub or sink is a drain line, and clearing it is ours. Sewage backing up into the house or pooling in the yard is a septic failure, and the County wants it reported. For $89 more, we run a camera down the line so you can see which one you have.

Snickersville Turnpike floods near Hibbs Bridge Road. Should I worry about my outdoor unit?

Only if it sits low, and only after a storm. The Weather Service logged the Turnpike closed by flooding near Hibbs Bridge Road, about a mile south of the village, on September 28, 2018, and again that December. The village itself sits at about 486 feet between two creek branches. If water ever reached your heat pump or air conditioner, have its wiring and controls checked before you switch it back on.

Why are the corners of my old Philomont house so cold in January?

Often it’s the framing. The village’s 1800s frame houses are balloon framed, so the wall cavities run unbroken from the foundation to the attic and air moves through them. The Purcellville station averages about 115 freezing nights a year, and on January 22 and 23, 2025, Philomont’s unofficial wind chill hit 8 below with a low of 2 below the next morning. A technician looks at where the heat actually goes before recommending a bigger system.

What does a heat pump or AC repair cost in Philomont?

Loudoun County. Philomont is unincorporated, so the Town of Purcellville’s offices don’t cover it even though the Census files Philomont under Purcellville’s ZIP. Is water from a Philomont well hard on a water heater?

It depends on the well. The County says neighboring wells can differ a lot because the water comes from cracks in the bedrock, so test yours through its household water testing program. Hard water leaves sediment in a tank and scale in a tankless heater, and a flush or descale is how it gets out.
