What’s in a Delaplane house

Fieldstone farmhouses, and a lot of houses from the 1990s.

Across ZIP 20144 the Census puts the median owner home at 1986. About half of all homes went up in the 1980s and 1990s, the 1990s alone four in ten, while about one in ten is older than 1940.

The old valley houses are farm dwellings, most from the 1800s, and the National Register nomination for the Crooked Run Valley notes how many were built of local fieldstone. Plumbing, wiring and central heat came to houses like that long after they were built, often more than once, so the pipe in one wall can be decades older than the pipe in the next.

The 1990s houses are the bigger group. Nearly every home in 20144 is a detached house, about one household in five rents, and a house from that decade is on its second furnace or heat pump by now, or close to needing one. Gray plastic supply line from those years is polybutylene, and it’s worth replacing before it lets go.

The heat is propane first. About half of owner homes burn propane from a tank on the property, about three in ten heat with electricity, close to one in ten with oil and a few with wood. The Census finds no natural gas heat anywhere in the ZIP.

Heating

With propane in about half the houses, a no-heat call here is likely a propane furnace that won’t light, or a heat pump stuck on its backup heat. Look at the tank gauge before you call: if it reads empty, the propane company comes first. Oil burners we don’t touch, but replacing one with a propane furnace or a heat pump is ours to price.

Cooling

Behind a propane furnace, the outdoor unit is usually a plain air conditioner that sits idle all winter, so a summer repair stays a summer repair. Where it’s a heat pump, it carries the heat as well. Farmhouses that never had ductwork are good candidates for ductless mini-splits.

Plumbing

The well, its pump and the septic tank go to well and septic contractors. Everything else is ours: the pipes and fixtures, the water heater, a whole-house filter or softener the water runs through, and the drain line out to the tank.

Your water

FCWSA, the county’s water authority, runs sixteen small systems, and its 2025 report puts none of them in Delaplane; the nearest is a two-well system in Paris. So a Delaplane house is almost always on its own well, which FCWSA doesn’t regulate. Fauquier gets 41 to 45 inches of rain a year, and FCWSA says less than a quarter of it soaks down to the bedrock that wells draw from, with groundwater lowest at the end of summer.

Your permit office

Delaplane is unincorporated, so permits come from Fauquier County’s Department of Community Development in Warrenton. Its rule turns on the fuel. Swapping a propane water heater or furnace takes a trade permit every time, even for an identical model, while a similar electric heater set back where the old one stood counts as ordinary repair. Trade permits don’t need drawings, and the County issues them the same day you apply.

Your septic system

Wells and septic systems here are permitted by the Fauquier County Health Department, a local office of the state health department. When a drain backs up, the question is whether the blockage is in the line between the house and the tank, which we clear and camera, or in the tank and drainfield, which belong to a septic contractor.

Is any of Delaplane on public water?

Not from FCWSA. Its 2025 water quality report lists sixteen systems across Fauquier County, and none of them is in Delaplane; the closest, in Paris, runs on two wells and a small filtration plant. That leaves almost every Delaplane house on a private well that no utility tests for you, so testing it is on you, and the Fauquier County Health Department and Virginia Cooperative Extension’s well clinics are the places to start.

Is my well water eating my copper pipes?

It can be. When Virginia Cooperative Extension ran well clinics in Fauquier, about one first-draw sample in eight, water that had sat overnight in the house’s pipes, carried more than 1 milligram of copper per liter, and the Extension points to acidic water pulling it out of copper pipe and brass fittings. A well test tells you whether yours is that kind of water. If it is, SwiftPro can price replacing the runs that matter most in PEX, which acidic water doesn’t corrode.

Does replacing a propane furnace in Delaplane need a permit?

Yes. Fauquier County counts propane as a fuel like any other, so a new furnace or water heater burning it takes a trade permit, even when it’s the same model going in the same spot. Should a Delaplane well have a filter or a softener?

Test the water first, then decide. In the Extension’s Fauquier clinics close to six in ten participating households already had some treatment, and the most common piece was a plain sediment filter; a softener only earns its place if the test shows hard water.
