What’s different in Delaplane

Goose Creek runs past the village, and the frost line sits two feet down.

The village grew up on low ground. The USGS gauge called Goose Creek at Delaplane stands about a tenth of a mile from its center, Crooked Run joins the creek nearby, and FEMA’s flood map shows a Zone A flood hazard area within roughly a thousand feet. NOAA’s storm records note flash flooding over Winchester Road, a little over a mile north, on January 30, 2013. If your basement takes water when the creek rises, it needs a sump pump that keeps up, and one that can’t gets replaced; the price is on our sump pump replacement page.

Frost goes deep here. Fauquier County’s building criteria put the frost line at 24 inches, and the NOAA normals nearest Delaplane count about 13 days a year that stay below freezing from morning to night. In a 1990s house, pipes tend to freeze in the same few spots: a line in an outside wall behind the kitchen sink, a run through a garage, an outside faucet with the hose still on. The night the station listed as Delaplane logged a zero wind chill, February 1, 2026, was the night to open those cabinets and leave a thin stream running.

No public water system reaches Delaplane, so each house draws from its own well through an electric pump, and USGS finds groundwater lowest in the crystalline Blue Ridge rock of this corner of the county. The well, the pump and the septic tank go to the specialists who drill and pump them. What runs between is ours: the supply pipe from the pressure tank to every fixture, the water heater, and the building drain out to the tank. When storm winds dropped lines near Delaplane Grade Road and Carr Lane on July 25, 2025, taps like these went dry until the power returned.

The drain from a Delaplane house to its septic tank runs under the yard, and where trees grow near it, roots work into the joints. A backup that hits every fixture at once is that line or the tank. A sewer camera inspection added to a visit is $89, and it shows whether the trouble is roots or a cracked pipe, which we fix, or a full tank, which is the septic company’s. Clearing the line itself is $550 to $1,650.

What you’d notice

What a plumbing problem in Delaplane usually looks like.

Water on the basement floor after a downpour

Near Goose Creek and Crooked Run, groundwater can climb fast in a heavy rain. A sump pit that fills faster than the pump empties it, or a pump that hums without moving water, means it’s due for replacement.

Grey plastic pipe near the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to let go at the fittings with no warning, so it’s worth knowing whether you have it.

Water where it shouldn’t be

A damp patch on a ceiling, a warm spot on the floor, a meter that keeps ticking with every tap off. A slow leak inside a wall does most of its damage before it ever shows itself.

A drain that keeps coming back

One slow sink is a sink. Two slow drains on different floors are sharing the pipe out to the street, and a basement drain that gurgles while you run water upstairs is the main line talking.

After a heavy rain

After a storm in Delaplane, check the basement drains.

Heavy rain finds the weak spots in a house’s plumbing. Four checks you can make yourself, then call us and we’ll look at the rest.

  1. Water coming up a floor drain?

Clear water with no smell is usually groundwater. Gray water, or a sewer smell, means the main line is backing up: stop running water in the house and call us.

  2. Drains slow or gurgling since the rain?

A main line with a cracked joint or roots in it can take in groundwater during a storm and slow down. A sewer camera inspection, $89 added to a visit, shows where.

  3. Is the sump pump running?

If the house has one, watch it once: it should start as the pit fills, empty it and shut off. Our sump pump replacement page has the rest of the checks.

  4. Did water reach the water heater?

If floodwater got to a gas water heater’s burner or controls, leave it off. Don’t relight it until a plumber has checked it.

Call us after a storm and we’ll check it all: the floor drains, the main line, the sump pump and the water heater. Any repair gets its price in writing before the work starts.

Choosing a plumber

How to pick the best plumber in Delaplane.

Questions worth asking anybody who comes out, us included.

  1. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup in about a minute. It’s the one question that takes the guesswork out of the rest.

  2. Will they put a camera in before they talk about digging?

A sewer camera inspection is cheap next to any dig, and it shows whether the problem is a root, a sag or a break. A quote to dig without one is a guess.

  3. Do you get the price before the work?

Every plumbing job on our list has a range. A plumber who won’t say where yours lands until the wall’s open is asking for a blank check.

Questions

Plumbing questions from Delaplane.

Can I flush the toilets when the power’s out?

Each toilet flushes once on the water already in its tank, and nothing refills until the well pump has power. A bucket of water poured quickly into the bowl flushes it in the meantime.

Will you work on my well pump or septic tank?

No. The well, its pump, the septic tank and the drainfield go to licensed well and septic contractors, and the Fauquier County Health Department permits both. We start at the pressure tank and the house’s own drain line, and we’ll say plainly when a problem is on their side.

How much does a plumber cost in Delaplane?

It depends on the job, and every one has a published range: drain cleaning for one fixture $200 to $800, main sewer line cleaning $550 to $1,650, leak detection $200 to $500, a pressure reducing valve replacement $500 to $1,000, toilet repair $250 to $900. A sewer camera inspection added to a visit is $89.
