Is the furnace running?
Both appliances share one propane supply. If the furnace is heating the house, gas is arriving, and the water heater’s own control or pilot is the problem.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Delaplane
Propane heats a bit more than half the owner homes in ZIP 20144 and electricity about three in ten, with no utility gas at all. A propane heater lives on three things: fuel from the yard tank, a pilot that stays lit, and a gas control that opens on call for heat. When any one stops, the burner goes dark and the house goes cold in the shower.
After a cold snap, look at the yard tank before the heater. A tank nearly empty, or a regulator iced over, starves everything on the line. Trouble with the furnace and the water heater together means the supply. Trouble with only the heater means the heater’s own parts, and that’s where we go.
More than half the homes here went up between 1980 and 1999. A tank from that stretch that’s still going has probably outlived a part or two, and a new thermocouple or gas control makes sense when the inside of the tank is clean. We check that first by looking at what comes off the drain valve.
Delaplane has no public water, and FCWSA’s drought page says a well running hard in summer may give harder, more discolored water until recharge starts around October 1. So fall is when sediment from a tired well turns up in the tank. A lazy burner in October may be the water’s doing and not the heater’s.

The signs
Both appliances share one propane supply. If the furnace is heating the house, gas is arriving, and the water heater’s own control or pilot is the problem.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A heater can’t light on a starved line. Ruling out the tank and the regulator first keeps you from paying for a part that was never broken.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

SwiftPro delivered and installed a 75 gallon AO Smith water heater. Zabi was very professional in his communication, plumbing, testing, and cleanup. Good crew to move new heater to basement utility room and take out the old heater.

Questions
Most have a dial on top. Many suppliers want a call before it falls under about a fifth. If it reads fine and the pilot is out, the problem is the heater.
On a well, the water table is lowest then, and stirred-up sediment can foul the burner chamber or smother a lower element. A repair and a flush usually settle it.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
