Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Leesburg

Leesburg has everything from brick downtown to condo buildings, and each fails differently.

Leesburg is one of the few places we work where the housing mix is nearly even. Four in ten homes are detached, three in ten townhouses, and almost two in ten are in condo or apartment buildings. Two out of three owners heat with gas, so the gas tank is the common one here, but three in ten are electric. We carry parts for both.

Downtown, the houses are old and the water heaters often vent into a masonry flue that was built for something else. A flue that is cracked, too large or partly blocked makes a gas tank back-draft, and the burner flame lies down or goes out. In the Old and Historic District, exterior work needs a Certificate of Appropriateness. Fixing the inside of a tank usually doesn’t touch that, but a new exterior vent would, so we check first.

The Town’s own utilities page says white or pale green specks in the water are calcium from the water heater or a defective dip tube. We agree, and it is an easy repair to confuse with a failing tank. A dip tube sends cold water to the bottom, and when it breaks up the tank heats poorly and the pieces clog your aerators. If your faucet screens are collecting white flakes, tell us when you call.

In a condo building, a single tank closet may share a stack with the unit above you. Leaks go downward, so know where your shutoff is before you need it, and tell your association if the water damage reaches a neighbor.

  • Median home built1996 Census
  • Built before 1980about 2 in 10 Census
  • Built since 2000about 4 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census

  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Many homes here are townhouses or condos with the tank in a closet over finished space, so a drip gets looked at quickly, before it reaches the ceiling below.

The Loudoun County side

Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.

The signs

When a Leesburg water heater needs a repair.

Rinse out a faucet screen

Unscrew the aerator on a kitchen faucet and look at what’s caught. White grit or little plastic bits can mean a dip tube or sediment, and either one explains a tank that heats poorly.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Leesburg.

Questions to ask anybody who looks at your tank, us included.

  1. Did they check the flue draft on a gas tank?

A candle, a mirror or a smoke test at the draft hood shows whether exhaust is leaving the house. Skipping that step on an older home is how a repair turns into a safety problem.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Leesburg.

Do I need a Town permit to repair my Leesburg water heater?

A repair that keeps the same tank generally isn’t a permit question. Replacing a gas tank is one, and the County issues it. Exterior changes in the historic district have their own review.

Why are there white flakes in my faucet screens?

Often a dip tube breaking down or calcium coming off the tank’s bottom. It points at the water heater, and we can confirm which.

How much is water heater repair in Leesburg?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
