Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Alexandria

In Alexandria, the first question is which element quit, and whose valve shuts it off.

About four in ten Alexandria owners heat with electricity, and half of the city’s homes are in apartment or condo buildings, so a great many tanks here are electric, standing in a closet off a hallway. An electric tank has two heating elements and a thermostat for each, one up high and one down low. Which one died tells us a lot before we open a toolbox. Hot water that runs out in minutes points to the lower element. Water that is cold from the first second points to the upper one, or to a tripped safety reset behind the access panel.

Six in ten Alexandria homes were built before 1980, and the older houses around Old Town and Del Ray often keep a gas tank in the basement or a cellar utility room. Those fail the way any gas tank does: a pilot that won’t stay lit, a thermocouple that has gone weak, a control that stopped answering. If the burner never lights, the repair usually starts at the thermocouple, which is a short job on a tank with years left.

Condos are their own puzzle. In a building, the tank’s shutoff may be a valve you can reach in your closet, or it may be a riser valve that serves the whole stack and belongs to the association. Before anyone drains a tank in a unit, find out which one you have. More than half of the occupied homes in the city are rented, so it also helps to know who approves the repair. We write the price down at the tank so a landlord can say yes from a phone.

If you rent, tell your landlord before you call anyone, and ask for the repair to go through the building’s own plumber only if the lease says so. If you own, call us directly and we’ll walk through what the tank is doing.

By the numbers

Alexandria houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The City of Alexandria

  • Median home built1970 Census
  • Built before 1980about 6 in 10 Census
  • Built since 2000about 2 in 10 Census
  • Most homes arecondo and apartment buildings, about 5 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 6 in 10 Census
  • Many houses here heat with electricity, and an electric water heater fails differently: an element, a thermostat or a tripped reset.
  • Older houses often have the tank in a basement corner with an old shutoff valve above it that won’t fully close, so we check the valve before we drain anything.

The Fairfax County side

  • Built before 1980about 5 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most houses here heat with gas, and most of those have a gas water heater too, where no hot water usually comes down to the pilot, the thermocouple or the gas valve.
  • Many homes here are townhouses or condos with the tank in a closet over finished space, so a drip gets looked at quickly, before it reaches the ceiling below.

The signs

When a Alexandria water heater needs a repair.

A tripped reset is a symptom

On an electric tank, a red reset button behind the upper panel pops when the water overheats. Pressing it once is fine, with the breaker off. If it pops again, a thermostat or an element has failed, and pressing it more only hides that.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Alexandria.

Questions to ask anybody who looks at your tank, us included.

  1. Did they test the elements before condemning the tank?

A meter on each element takes a few minutes and settles it. A plumber who skips that step on an electric tank is guessing, and a good element is not worth replacing.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions

Water heater repair questions from Alexandria.

Who pays for a water heater repair in an Alexandria condo?

Usually the unit owner, since the tank serves one unit. The shared pipes and risers belong to the association. Check your documents, and we’ll tell you which side the failed part is on.

Why is my water warm but never hot?

On an electric tank that is most often the lower element. On a gas tank it can be a gas control running low or a dip tube that mixes cold water into the top.

How much is water heater repair in Alexandria?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
