Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Stafford
Stafford is one of the more electric places we serve. Close to six in ten owners heat with electricity, three in ten with gas, and about one in twelve with propane. So when someone in Aquia Harbour or near Stafford Courthouse calls with a water heater problem, the likeliest answer is a burned-out element, a bad thermostat or a tripped reset, not a pilot light. Those are small parts and quick to test.
Another thing sets Stafford apart: how evenly the houses split by era. About four in ten were built between 1980 and 1999 and about four in ten since 2000. The first group is on its second or third tank. The second group is mostly on the original. A repair makes sense on both, but the reasons differ. In the older group we check whether the tank has been replaced with a different size that now crowds the closet. In the newer group we look at what the builder skipped.
Seven in ten homes are detached and about one in seven is a townhouse. In a detached house the tank is in the garage, the basement or a utility room, with room for a repair. In a townhouse it is in a closet. If the water is coming from the base of the tank, shut the cold valve, switch off the breaker if the tank is electric, and call. Don’t wait to see if it stops.
Gas tanks in Stafford are the minority, and they tend to be in the newer subdivisions where the gas line runs. In the older streets, an owner who wants to keep a gas tank has to confirm a gas line is there at all. We check before we promise a part.

Census figures for the owner-occupied homes in each place, and what usually fails on the water heaters in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fails |
|---|---|---|---|---|
| Aquia Harbour | 1984 | single-family houses, nearly all | electricity, nearly all | An element or a thermostat on an electric tank. |
| Stafford Courthouse | 2005 | single-family houses, about 4 in 10 | gas, about 6 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
By the numbers

The signs
An electric water heater has its own breaker. If it is off, try flipping it back on once. If it trips again right away, leave it off and call.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
Live wiring is behind that little metal cover. A tech who kills the power first and tests for voltage before touching anything is working the right way.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions
On an electric tank, one of the two elements has usually burned out, or a thermostat has drifted. It still heats some, just not enough. It is among the easier repairs.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
