Check the yard tank first
If the propane gauge sits near empty, the pilot may have gone out for lack of fuel. Refill, wait, then relight following the label on the tank.

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Broad Run
The Census finds no owner in ZIP 20137 heating with natural gas. About half use electricity and nearly three in ten use propane. That is a short list and it makes diagnosis quick. An electric tank has two elements, two thermostats and a high-limit reset. A propane tank has a pilot or igniter, a thermocouple, a gas control and a regulator at the yard tank that matters more than any of them.
Propane has a quirk. When the regulator sticks, or the tank runs low in a cold snap, the flame goes out and the water goes cold, and it looks like the water heater died. Read the gauge on the yard tank and check whether the stove and furnace still run. If they don’t, it’s a supply problem and your propane company is the first call. If they do, call us.
Every home here is detached and the median was built in 1979, so the tanks tend to be in basements, crawlspaces and mud rooms on lots with space around them. About one home in six with Broad Run mail is on the Prince William side of the line and the rest are in Fauquier, so permits and inspections depend on which county you are in. A repair doesn’t normally need one, but a replacement can.
Many Broad Run houses are probably on private wells, as in most of rural Fauquier. Well water with sand or iron settles on the tank floor and cooks lower elements. If we find one burnt out early, we’ll tell you what we saw and whether a flush should go with the new part.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
ZIP 20137 as a whole: every Broad Run address. About one home in six of them is on the Prince William County side.
The signs
If the propane gauge sits near empty, the pilot may have gone out for lack of fuel. Refill, wait, then relight following the label on the tank.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
Fauquier and Prince William handle permits differently. A tech who asks tells you something about how well they know this area.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Jim was very professional, knowledgeable and polite plumber. He installed a water heater for us. After the installation he educated us on the maintenance and the new set up. I strongly recommend Jim/SwiftPro. Plus SwiftPro price was very reasonable/20% below other estimates.

Questions
Usually a weak thermocouple, a draft, or low pressure from the yard tank’s regulator. We test each of them before touching the gas control.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
