Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.

Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.

What’s different in Hamilton

Hamilton splits between electric and propane tanks, so we ask which you have first.

In Hamilton about half of owners heat with electricity and nearly three in ten with propane, and almost none are on natural gas. A water heater usually follows the house. That means a no-hot-water call here could be an electric tank with a dead element or thermostat, or a propane tank with a pilot, a thermocouple or an igniter, and those two jobs share nothing but the word water heater. The first question we ask is which one you have, and it saves a trip.

If you are inside the Town, your water comes from three Town wells that are treated for iron and manganese. That is a better starting point than raw well water, because iron is what turns a tank’s bottom orange and clogs a lower element. A tank on Town water isn’t immune, though. Minerals still settle out, and sediment still insulates the element from the water it is supposed to heat.

Nine in ten homes here are detached, and a good share of them are old: close to four in ten were built before 1980. In the older houses the tank sits in a cellar or a utility room with a shutoff valve above it that hasn’t been closed in decades. Those old gate valves often won’t seal. If you need to shut the water off to stop a drip and the valve spins or leaks, that is its own job and we can fix it the same visit.

Outside the Town limits, you are most likely on your own well, and we treat the water heater as one more piece of that private system. The repair is priced in writing at the tank, with the cause named.

By the numbers

Hamilton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Hamilton

ZIP 20158 as a whole: every Hamilton address, the Town and the countryside around it. The Census place for the Town alone has too few homes for steady figures.

  • Median home built1988 Census
  • Built before 1980about 4 in 10 Census
  • Built since 2000about 4 in 10 Census
  • Most homes aresingle-family houses, about 9 in 10 Census
  • Heated withelectricity, about 5 in 10 Census
  • Rentedabout 2 in 10 Census
  • Many houses here heat with electricity, and an electric water heater fails differently: an element, a thermostat or a tripped reset.
  • Newer houses often have a power-vent gas tank, with a fan and a pressure switch on top that can fail on their own.

The signs

When a Hamilton water heater needs a repair.

Is it electric or propane?

Look for a gas line and a pilot window on the bottom of the tank, or a pair of covered panels on its side. That one answer tells us which parts to bring.

No hot water at all

On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.

Hot water runs out fast

A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it

How to pick who repairs a water heater in Hamilton.

Questions to ask anybody who looks at your tank, us included.

  1. Did they ask what fuel the tank uses?

Electric and propane tanks fail in different places. A tech who asks first and brings the right parts is a tech who has worked on both.

  2. Did they name the part before quoting a new tank?

A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.

  3. Did they check the relief valve and the venting?

A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Questions

Water heater repair questions from Hamilton.

I’m on Hamilton Town water. Will it still hurt my water heater?

Less than raw well water, since the Town removes iron and manganese. Minerals still settle out in any tank, and an element sitting in sediment burns out early.

The shutoff valve above my tank won’t turn. Now what?

Don’t force it. An old gate valve can snap or stay open. Tell us when you call and we will bring a replacement valve, which usually gets done during the repair.

How much is water heater repair in Hamilton?

The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.

Should I repair my water heater or replace it?

Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
