Town wells, private wells, and no published hardness number to go by.
Hamilton’s Town water comes from three wells inside the town, one kept back for emergencies, and every one is chlorinated and treated to take out iron and manganese. The Town’s 2023 plan draft counts 665 water customers, about 443 of them outside or next to the town line. What the 2025 water quality report leaves out is a hardness number, so there is no published number to set a flush schedule by.
That makes the flush itself the measurement. What comes out of the drain valve tells you what the tank has been collecting: white or tan grit is the minerals the water carries, rust-brown is iron, black flecks are usually manganese. Your plumber can read it in the bucket and tell you whether once a year is enough.
Past the Town’s mains, homes in 20158 draw from their own wells. Loudoun County’s own brochure says about a quarter of county residents, mostly in the west and north, rely on groundwater, and that well yields swing from lot to lot because the water rises through cracks in the bedrock. A well with no filter can send sand, rock dust and untreated iron straight into the water heater. We flush the tank and check the plumbing; the well, its pump and its pressure tank are a well company’s.
About three owner homes in ten burn propane, and if your water heater does too, the visit takes in the burner, its flame and the draft at the vent along with the sediment. Every flush also comes with a pressure reading, and the Town’s plan notes that pressure tends to fall off somewhat at the east end of town. A low reading there may be the Town’s system; a high one is worth a look inside.

Why people in Hamilton book a flush.
Brown water from the hot side only
If the cold taps run clear and the hot ones come out tinted, the color is coming from the tank: settled iron or manganese stirred up off the bottom. A flush is where to start, and on a well without an iron filter it tends to come back sooner.
It pops or rumbles
That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.
Nobody knows when it was last done
Which is most houses. The drain valve at the bottom of the tank has usually never been opened.
How to pick who flushes your water heater in Hamilton.
Questions worth asking anybody you call, us included.
Will they show you what came out?
With no hardness figure published for Hamilton’s Town water, the sediment in the bucket is the best evidence of how often your tank needs this. Ask the plumber to show it to you, and to set the next flush by what came out.
Do they check the anode rod and test the relief valve?
The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.
On a tankless, do they pump descaler through it?
A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.
What our customers say.
Had the water heater replaced and a quote for my HVAC. Both technicians were friendly and helpful. Prices were decent. Would use again.

Water heater flush questions from Hamilton.
How often should a water heater on Hamilton Town water be flushed?
Start with once a year, since there’s no published hardness to argue for less. If the first flush comes out thick with grit, keep it yearly. A tankless follows the same logic: descale it at $300 on a schedule set by what the first one finds.
We’re on a private well with a softener. Do we still need a flush?
Usually, yes. A softener takes out the hardness that turns into scale, but sand or silt from the well can slip past it and settle in the tank. Keep the softener’s salt topped up, and let the flush clear what it can’t catch.
How much does a water heater flush cost in Hamilton?
$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
