What’s different in Springfield

One water supply across Springfield, two very different tanks to flush.

Springfield is on Fairfax Water like nearly all of the county, and its 2025 hardness measured 3 to 10.8 grains per gallon over the year, plant to plant and month to month. Water that hard leaves a little scale on the bottom of a tank every time it heats, and a tank that’s never been drained is sitting on years of it.

What changes across town is the tank. Close to nine in ten owners in Kings Park and North Springfield heat with gas, so their water heaters are usually gas, standing beside the furnace with the burner right under the sediment. That’s the tank that pops and rumbles, and we check the burner and the draft hood while it’s drained.

In Newington Forest three in four heat with electricity, and an electric tank piles its sediment around the lower heating element. An element buried in scale burns out sooner, and the first sign is hot water that quits halfway through a shower. The flush clears the bottom of the tank where that element lives.

We read the pressure on every flush, and in Springfield that reading matters more than most places. The median owner home here was built in 1968, before the county’s plumbing code called for a pressure reducing valve in December 1972, so older houses can have none. If the gauge shows more than 80 psi, you’ll hear about it before we go.

What it costs

What a water heater flush costs in Springfield.

Same prices as our water heater flush page, anywhere in Northern Virginia, and you pay after the visit.

  • Tank water heater flush, with the plumbing check$99, normally $199
  • Tankless descale, with the plumbing check$300, regularly $350
  • Comfort+ membership, a water heater flush with a sewer camera inspection every year included$199 a year

Both visits include a whole-home plumbing check: supply lines, shutoffs, a pressure reading, drains, toilets and traps.

One per household, owner-occupied homes, limited time. A leaking tank, or one that’s 15 years old, needs repair or replacement, not a flush.

More for the money: Comfort+ membership, $199 a year, includes the flush and its plumbing check every year, plus a sewer camera inspection, a dryer vent cleaning and heating and cooling maintenance visits.

When it’s due

Why people in Springfield book a flush.

Nobody knows the rental’s history

About a third of the homes in Springfield proper are rented. A landlord who can’t say when the water heater was last flushed can read its age off the label and clear the sediment between tenants, before the next lease starts.

It pops or rumbles

That’s water boiling under a layer of sediment on the bottom of the tank. A flush clears it out.

Nobody knows when it was last done

Which is most houses. The drain valve at the bottom of the tank has usually never been opened.

Choosing who does it

How to pick who flushes your water heater in Springfield.

Questions worth asking anybody you call, us included.

  1. Do they flush into a drain, or across your floor?

Where the tank stands in a basement there’s often a floor drain near it. In a Newington Forest closet there usually isn’t, so the water runs to a bucket or the washer’s drain. Ask how they’ll handle yours before anybody opens the valve.

  2. Do they check the anode rod and test the relief valve?

The anode is the part that corrodes so the tank doesn’t, and the relief valve is the tank’s safety valve. A flush that skips both is just draining water.

  3. On a tankless, do they pump descaler through it?

A real descale isolates the heater at its service valves and pumps solution through the heat exchanger, then rinses it and cleans the inlet screen.

Questions

Water heater flush questions from Springfield.

How often should a Springfield water heater be flushed?

Once a year on water this hard, and a tankless gets descaled on the same schedule if there’s no softener in front of it. If the label shows the tank is past its mid teens, price a replacement before you spend on a flush.

What if sediment keeps showing up at my taps?

Say so when you book; it moves the dip tube and your faucet screens up our list. If grit keeps arriving from the street side, Fairfax Water’s rules allow a one-time reimbursement toward a sediment filter, with receipts, and the request goes through the utility.

How much does a water heater flush cost in Springfield?

$99 right now for a tank, normally $199, with a whole-home plumbing check. A tankless descale is $300 right now, regularly $350. Comfort+ membership, $199 a year, includes the flush every year.
