What a Springfield summer leaves on a gas furnace, and what October asks of it.
In the gas houses of Kings Park, North Springfield and Ravensworth, the cooling coil usually rides on top of the furnace in the basement or utility room. All summer the blower worked for the air conditioner while the burners sat cold beneath a coil wringing water out of humid air. That hands the fall a filter that’s been in since June, dust on the blower, and now and then rust on the burners where the coil’s drain pan ran over.
Plenty of those 1950s and 60s houses heat through floor registers, and winter is when a rug, a sofa or a toy bin lands on two of them. Every covered register is air the blower can’t move, and it shows in the temperature rise, the degrees the furnace adds to the air passing through. The tune-up reads that number against the range on the rating plate; when it runs high, airflow is the first suspect.
West Springfield is two thirds gas, and about four in ten of its homes are townhouses, most from the 1960s and 70s. A gas furnace there often stands in a lowest-floor closet, sometimes beside the water heater, behind a louvered door whose slats let in the air the burners need. If a remodel swapped that door for a solid one, tell the tech; a flame short of air burns dirty.
Down in 22153 a furnace is the exception: about three in four Newington Forest owners and close to six in ten in Newington heat with electricity, usually a heat pump with backup strips. The gas furnaces there, and the few on propane, get the same visit as any Kings Park basement furnace, and a Newington heat pump gets its fall tune-up at that same $69 a system.

What a furnace tune-up costs in Springfield.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Springfield.
A brown streak down the furnace cabinet
On a Springfield basement furnace with the AC coil on top, a rust streak down the front usually means the coil’s drain pan overflowed this summer, and the water may have reached the burners inside too. Point it out when you book.
Before the first cold night
That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.
You just bought the house
The home inspector ran the heat for a minute. A tune-up runs it through a full cycle with the panel off, and tells you what the last owners left you.

How to pick who tunes up your furnace in Springfield.
Questions to ask anybody who quotes you, us included.
Will they cycle it more than once?
By January a furnace starts and stops all night. A flame sensor with a film on it or a sticky pressure switch can pass the first start and fail the fourth, so ask the tech to run it on and off a few times before calling it good.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

Elvis Diaz did an excellent job cleaning our condo’s HVAC system. He was very knowledgeable about maintaining the unit and the price was very reasonable.

Furnace tune-up questions from Springfield.
Does a Springfield rental condo’s furnace have a deadline?
In effect, yes: October 15. From then until May 1, Fairfax County’s property maintenance code holds apartments and leased condos to at least 68 degrees in every habitable room. About a third of Springfield proper’s homes are rented, and a late September tune-up leaves time to fix what it finds.
Is the AC coil on top of my furnace part of the furnace tune-up?
Not its cleaning; that’s the spring AC tune-up. But every bit of the furnace’s heat gets pushed through that coil, so a dirty one shows up in the temperature rise the fall visit reads, and you’ll hear about it in the findings.
How much is a furnace tune-up in Springfield?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
Is this the Heating Check or the Clean Heat?
No. The furnace tune-up is its own visit at $69. The Heating Check and the Clean Heat deep clean, the one that takes the blower wheel out and cleans it, are separate offers with their own terms on our Clean Heat page.
