From Fort Hunt’s gas basements to the City’s condo closets and radiators.
Fort Hunt is the plainest gas furnace neighborhood on the Alexandria address: nearly every home is a detached house, the typical owner’s went up in 1963, and about 8 in 10 heat with gas. A house that age is likely on its third or fourth furnace, down in the basement. Hayfield, its typical house from 1978, has close to 9 in 10 on gas. There the tune-up comes down to readings: the gas pressure read at the valve and the temperature rise from return to supply, checked against the range on the furnace’s rating plate.
Kingstowne went up mostly in the late 1980s and 1990s, close to half of it townhouses, with roughly 7 in 10 owners burning gas. Plenty of the builder’s furnaces have been replaced by now, often with a high-efficiency model venting out the wall in white plastic pipe. On those the tune-up watches the whole start: the inducer spins up, the pressure switch proves the vent is clear, the igniter glows, the gas valve opens, the flame sensor proves the flame, and the blower comes on. That’s the sequence of operation, and a furnace that stumbles in it on a mild October day will do it again in January.
Inside the City we still work on boilers and radiators; on the Fairfax County side we almost never see one. A boiler’s tune-up is the same $69 a system as a furnace’s, regularly $99, and so is a heat pump’s in Franconia or Woodlawn. More than half the City’s homes are in condo and apartment buildings, where the furnace is often a compact unit in a hall closet. The City’s own winter safety page asks for three feet of clear space around heating equipment, a carbon monoxide alarm on every level of the home and outside the bedrooms, and the furnace vent dug out of the snow after a storm. In a closet, those three feet are the hard part, so clear it out before the visit.
Propane is rare on the Alexandria address, but Hybla Valley has the most: close to 1 in 20 homeowners there heat with it. Propane furnaces are set up for a higher gas pressure than natural gas ones, so the tune-up reads yours against propane’s numbers. Franconia and Woodlawn lean electric, and there a gas furnace is the smaller share of the heat.

- Built before 1980about 6 in 10 Census
- Built since 2000about 2 in 10 Census
- Most homes arecondo and apartment buildings, about 5 in 10 Census
- Heated withgas, about 6 in 10 Census
- Rentedabout 6 in 10 Census
- Electric heat here usually means a heat pump with backup strips rather than a furnace, and a heat pump tune-up is the same $69 a system.
- In condo buildings the unit in your closet is usually yours to keep up; the flue and the gas line may belong to the building.
The Fairfax County side
- Built before 1980about 5 in 10 Census
- Built since 2000about 1 in 10 Census
- Most homes aresingle-family houses, about 4 in 10 Census
- Heated withgas, about 6 in 10 Census
- Rentedabout 3 in 10 Census
- Houses this age often vent the furnace and the water heater up one chimney, and the safeties a tune-up checks include the switch that shuts a furnace down when its venting isn’t right.
- Most homes here heat with gas, so gas pressure is the first reading a tune-up takes.
What a furnace tune-up costs in Alexandria.
$69 for one furnace, regularly $99, anywhere we work. The tech checks the gas pressure, the temperature rise, the safeties and the sequence of operation, which is the order the furnace lights, heats and shuts down in. A repair it turns up gets a written price first, and you decide.
- Furnace tune-up, one system$69
- Furnace tune-up, regularly$99
- Heat pump, boiler or ductless mini split tune-up, one system$69
- Comfort+ membership, a heating maintenance visit every fall included$199 a year
It’s priced per system, so a house with a second furnace for the upstairs is two tune-ups. A heat pump, a boiler or a ductless mini split is the same $69 a system.
With Comfort+ membership, $199 a year or $20 a month covers four visits every year: a heating maintenance visit in the fall, a cooling maintenance visit in the spring, a dryer vent cleaning, and a water heater flush with a sewer camera inspection. We book each one when it’s due.
When a furnace tune-up earns its keep in Alexandria.
It lights, then shuts off a few seconds later
That usually means the furnace can’t prove its flame, most often because the flame sensor is coated, so it closes the gas and tries again. It’s a small part, and finding it in October beats finding it before dawn in January.
You’re in a condo
The heat in your closet is usually yours to look after, not the association’s. Check your documents, then book it like any house.
Before the first cold night
That’s the night every furnace in town gets asked to work at once. A tune-up in the fall finds a weak part while you still get to choose when it’s fixed.

How to pick who tunes up your furnace in Alexandria.
Questions to ask anybody who quotes you, us included.
Will they watch the furnace start, step by step?
Ask whether the tech runs it from cold and watches each step, inducer to flame to blower. A furnace that’s going to quit on the first frosty morning often hesitates somewhere in that order first.
Do they say what the tune-up checks?
Ask before anyone comes out. Gas pressure and temperature rise are readings on a meter, so a real tune-up has numbers in it, not just a look at the filter.
Will they tell you what can wait?
Some tune-ups end in a list. Ask which items are failing now, which can wait a season, and what each one costs, before you agree to any of it.

How much is a furnace tune-up in Alexandria?
$69 for one furnace, regularly $99, and the same for a heat pump, a boiler or a ductless mini split. If it turns up a repair, you get the price in writing before any work, and you decide.
