Ductless mini splits in Alexandria.

In Alexandria, one ductless zone is $7,000 to $10,000 installed, the usual way a City radiator house gets cooling with no new ducts.

What’s different in Alexandria

Radiator houses in the City, rooms added later on the county side.

Inside the City we still work on boilers and radiators; on the Fairfax County side we almost never see one. A house heated by hot water through radiators was never built with a path for cold air, and cutting one through the plaster of an older City house is a renovation. A mini split skips it: a small line set through an outside wall to a head in the room, and the boiler still carries January.

A City rowhouse stacks its rooms, living space down and bedrooms above, sometimes a third floor under the roof, so it usually takes a head per floor or per bedroom on one multi-zone outdoor unit. Two heads come to $11,000 to $15,000; three heads, $12,500 to $18,000, installed. In Old Town and Parker-Gray, placement matters too. On the ground at the side or back, out of public view, the Board of Architectural Review isn’t involved; on a roof, the City wants it concealed.

More than half the City’s homes sit in condo or apartment buildings, and there ductless gets complicated. The City’s guidance for condo owners wants a listed fire-stop system wherever a new hole goes through an existing wall or floor, shown on the permit plans, and a panel upgrade needs a registered electrical engineer’s study of the whole building first. A mini split needs both a hole and a circuit. If the panel has room, it’s an ordinary job; if not, the association and the engineer come before anyone prices a head.

On the county side the ductless room is usually the one added later. Fort Hunt is nearly all single-family houses, most built before 1980, where a back family room or a basement finished decades later is the classic spot for a head. In the townhouses of Kingstowne and Franconia it’s more often a top-floor room or a lowest level somebody finished long after the sales trailer closed.

What it costs

What a ductless mini split costs in Alexandria.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Alexandria.

The rowhouse’s top floor bakes

Heat collects under an old City roof, and a radiator house has no ductwork to pull it down and out. A head on the top floor alone is often the first zone, with more to follow if it earns its keep.

Radiators and no ductwork

A house heated by a boiler has no ducts to carry cool air. Ductless is how it gets air conditioning without opening the plaster.

You’re in a condo

An outdoor unit on a condo building usually needs the association’s approval first, and some buildings say where it can go. Ask before you price one.

Choosing who installs it

How to pick the best mini split installer in Alexandria.

Questions worth asking anybody who quotes you, us included.

  1. Did they mark the line set’s route?

The refrigerant lines, the wire and the drain between head and outdoor unit run inside the wall or along the outside of it. On an Old Town brick front or a condo building that route matters as much as the head, so ask to see it marked before you sign.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Alexandria.

Does a mini split in a City condo need the association’s OK?

Usually, yes. The City says a condo owner’s improvements have to follow the association’s governing documents, and a condenser on a balcony, a roof or the ground sits outside your unit. Ask the management office for its rules on outdoor equipment and new wall openings first.

Can a mini split take over from the boiler in an Old Town house?

In the rooms it serves it heats too, so it can carry spring and fall alone. In a radiator house the boiler usually stays for the coldest weeks anyway.

How much does a ductless mini split cost in Alexandria?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
