What’s different in Woodbridge

The rooms Woodbridge ducts miss, and who signs off before a head goes up.

The oldest Woodbridge houses sit along Route 1, in the Census place that carries the name: about three homes in ten there went up in the 1950s and 1960s. They were built around a furnace, and in many the cooling came later, through ducts laid out for heat. A back bedroom at the end of the longest run, or a room built on since, is where one head on the wall earns its keep.

Dale City, about half of it built in the 1970s and 1980s, often has a different weak spot: the lower level that started out unfinished and became a family room, an office or a bedroom later. It may have one register or none, on a system sized for the floors above. A head down there gives that level its own setting without rebalancing the house.

Inside the Lake Ridge Parks and Recreation Association, about 7,200 homes, a mini split is an exterior change first. Its guidelines send every exterior alteration to the Architectural Committee, with only satellite dishes, antennas and a few signs excepted. The outdoor unit and the line set cover up the wall are what the committee sees, so file before anything is ordered.

About three homes in ten in the Census place called Woodbridge, and a quarter in Leesylvania, are in condo and apartment buildings. In a condo, where the outdoor unit can sit is the association’s call, and the wall the line set crosses is often common property, so the management office is the first stop. Leesylvania’s newer houses are the opposite case: ducts reach every room as built, so a head there usually serves space finished after closing. A second room on the same outdoor unit makes it two zones, $11,000 to $15,000 installed; three rooms run $12,500 to $18,000.

What it costs

What a ductless mini split costs in Woodbridge.

Installed, from the price book our HVAC price estimator runs on. A zone is one room with its own indoor head, and you get the price in writing before you decide.

  • Ductless mini split, one zone, installed$7,000 to $10,000
  • Ductless mini split, two zones, installed$11,000 to $15,000
  • Ductless mini split, three zones, installed$12,500 to $18,000
  • Ductless mini split, four zones, installed$16,000 to $21,000
  • Ductless mini split, five zones, installed$19,000 to $25,000
  • Ductless mini split, six zones, installed$23,000 to $30,000

Where you land in a range is mostly the distance from the outdoor unit to the room, the kind of head and the room left in the electrical panel.

The second zone costs the most because it often needs a bigger outdoor unit. Our mini split cost guide explains.

When it’s the right call

When a ductless mini split makes sense in Woodbridge.

A window unit isn’t allowed in Lake Ridge

The Lake Ridge association reviews window air conditioners and allows them only for a medical need. For the one room the central system can’t keep comfortable, a ductless head is the fix that goes through the committee once.

One room is always wrong

The bonus room, the sunroom, the bedroom over the garage. We check for a closed damper or a crushed duct first; sometimes that’s all it is.

New space with no ducts

An addition, a finished attic, a garage turned into a room. Stretching the ducts into it usually starves the rooms already on them.

Paperwork, locally

Who signs off on a mini split in Woodbridge.

Prince William County

Prince William County lists any work that alters a home’s heating and air conditioning as permit work, but swapping an electric furnace, heat pump or air conditioning condensing unit for the same type of unit in the same spot is an ordinary repair that needs no permit. Source.

Choosing who installs it

How to pick the best mini split installer in Woodbridge.

Questions worth asking anybody who quotes you, us included.

  1. Did they say where the condensate drains?

A head makes water every time it cools, and the water needs a way out. On a Dale City lower level that sits partly below the yard, gravity may not get it outside, and a small pump goes in. Ask where the drain runs before the head goes on the wall.

  2. Did they check the rest of the house first?

If the room’s trouble is a closed damper or a crushed duct, a mini split is an expensive fix for a cheap problem. Ask what they checked first.

  3. Is the whole job in the price?

Ask whether it covers the line set run, the new circuit and putting the walls back, or only the equipment.

Questions

Ductless mini split questions from Woodbridge.

Is a mini split permit work in Prince William County?

As a rule, yes. The county puts new appliances in a new location on its permit list, and a mini split is new equipment where there was none. One county office covers all of Woodbridge.

We finished our Dale City basement. Can the main system just add a duct?

Sometimes, if the furnace has capacity to spare and a trunk runs close by. Often it doesn’t: a system sized for the floors above gets stretched, and both levels end up a little wrong. A head on its own outdoor unit leaves the main system alone.

How much does a ductless mini split cost in Woodbridge?

Installed, one zone is $7,000 to $10,000, two zones $11,000 to $15,000 and three zones $12,500 to $18,000, up to $23,000 to $30,000 for six. The HVAC price estimator gives your number.

Does a mini split heat, or only cool?

Both. A ductless system is a heat pump, and cold-climate models keep heating well below freezing, which covers a Northern Virginia winter.
