Keep the garage tank clear
Don’t stack paint, gas cans or boxes against the tank. Lint and fumes are why newer burners shut off, and clear space around the tank keeps them from doing it.

Water heater repair in Woodbridge: many gas tanks sit in garages, where lint and drafts can keep a newer burner from lighting. We check that first. The repair, a thermocouple, a gas valve, an element or a thermostat, is priced in writing at the tank before we start.

Water heater repair (thermocouple, gas valve, element, thermostat, burner)

Where the repair lands depends on the part: a thermocouple or an element is a short job, a gas control valve takes longer and costs more, and either way you see the number before we start.
Water coming out of the tank body itself can’t be repaired. That’s a replacement, and the installed prices for one are on our water heaters page.
What’s different in Woodbridge
Nearly half of Woodbridge homes are detached houses, and three in ten were built since 2000. In a lot of those, the builder put the gas water heater in the garage or an unfinished basement corner. That’s a dusty, drafty spot, and it matters because gas tanks sold since the mid 2000s have sealed burner chambers, meant to stop flammable fumes from reaching the flame. They have a small screen at the bottom that pulls in air.
That screen clogs. Garage dust, pet hair, sawdust and lint settle on it, and the burner can’t get air. The tank lights, runs briefly, and then shuts itself off for safety. Owners call it dead. Often it needs the screen cleaned, an hour of work and no parts. If the pilot light has been replaced by an electronic igniter, as on many of these tanks, the blink code on the gas control will usually say it was a flame problem.
Older Woodbridge is a different case. Dale City and the Woodbridge CDP have lots of houses from the 1970s and 80s, where the tank is a plain atmospheric one with a standing pilot. There the usual repair is the thermocouple or the gas valve, and a floor-level tank in a garage gets a clearance check as well: the burner should sit well off the concrete.
About 29 percent of homes are townhouses, where the tank is in a utility closet, and with 39 percent of owners on electric heat, those are often electric. We test the elements first.

Census figures for the owner-occupied homes in each place, and what usually fails on the water heaters in houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fails |

| Dale City | 1983 | single-family houses, about 7 in 10 | gas, about 7 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
| Lake Ridge | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | An element or a thermostat on an electric tank. |
| Woodbridge | 1976 | single-family houses, about 4 in 10 | gas, about 5 in 10 | A thermocouple or a gas valve on an older gas tank. |
| Leesylvania | 2006 | single-family houses, about 4 in 10 | gas, about 6 in 10 | The pilot, the igniter or the vent fan on a gas tank. |
| Potomac Mills | 1988 | single-family houses, about 6 in 10 | electricity, about 7 in 10 | An element or a thermostat on an electric tank. |
| County Center | 2006 | townhouses, about 4 in 10 | gas, about 6 in 10 | The pilot, the igniter or the vent fan on a gas tank. |

The signs
Don’t stack paint, gas cans or boxes against the tank. Lint and fumes are why newer burners shut off, and clear space around the tank keeps them from doing it.
On a gas tank that’s usually the pilot, the thermocouple that keeps it lit, or the gas valve. On an electric tank, it’s usually an element or the reset that tripped.
A shower that goes cold in five minutes often means a failed lower element on an electric tank, or a tank so full of sediment that it heats far less water.

Choosing who does it
Questions to ask anybody who looks at your tank, us included.
A sealed burner that won’t stay lit is often just starved of air. Ask whether they checked that before condemning an expensive part.
A plumber who goes straight to replacement without testing the thermocouple, the valve or the elements may be selling you a tank you don’t need.
A repair that leaves a stuck relief valve or a bad vent connection behind isn’t finished. Ask what else they looked at while the cover was off.

Questions
It’s usually the flame sensor or a blocked air screen. The tank shuts down because it can’t confirm a good flame. Both are repairs, not replacements.
Gas tanks made in recent years have sealed burners for that reason. Keep the area clear and the screen clean, and tell us if you smell gas.
The visit to find what’s wrong is $49, $250 after hours. The repair is priced in writing at the tank, before we start, because a thermocouple and a gas valve are very different jobs.
Repair it when the tank is sound and a part failed. When the tank itself leaks, it’s a replacement, and we’ll show you where the water is coming from before you decide.
