Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.

Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.

What’s different in Woodbridge

Woodbridge condos run on hot water, not just refrigerant.

Woodbridge has an unusually big condo base for Prince William County. About three in ten homes in the Woodbridge area sit in apartment-style buildings, and the median owner home dates to 1976. Around the Route 1 corridor and over toward Lake Ridge (22192 and 22193), the condo systems we replace are mostly hydro-air: a fan unit in the closet that heats with hot water, with an outdoor condenser for cooling.

Hot water heat is the part that surprises people. In a hydro-air system the heat comes from a coil that hot water runs through, and in some buildings that water comes from a boiler the whole building shares. Before we swap the air handler, someone has to confirm where your hot water comes from and whether the building can shut off just your branch. If it can’t, the work gets scheduled around the boiler, not around your calendar.

This September we replaced a First Co Aquatherm along with a 2.5 ton Rheem. The Aquatherm is First Co’s hot water coil unit, and it only works as a match: the coil, the blower and the condenser have to agree on size. So the two pieces went in together, which is what we recommend whenever the old air handler and outdoor unit are both past their best years.

Owners in a 1970s building often ask whether the boiler piping counts as theirs. Under Virginia law, the equipment that serves only your unit is yours unless your condo documents say otherwise. A boiler or a riser that feeds several units belongs to the association. We stop at the shutoff valve and call the management office for the rest.

By the numbers

Woodbridge homes, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

  • Built since 2000about 3 in 10 Census
  • Most homes aresingle-family houses, about 5 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 3 in 10 Census
  • Condos are a smaller share of homes here, mostly garden-style buildings where each unit has its own closet system and its own condenser.
  • Many homes here are from the 80s and 90s, when packaged closet units like the First Co and MagicPak went into a lot of condo buildings.

The signs

When a condo system in Woodbridge is ready to go.

Lukewarm heat from a hot water coil

If the closet unit blows air that’s barely warm in January while your neighbors are fine, the coil may be scaled up or the control valve stuck. A hydro-air unit that can’t be fixed on that visit usually means a new coil or a new air handler.

It runs all day and the rooms stay warm

A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Water on the closet floor

A drain pan that overflows in a closet over somebody else’s ceiling is a bigger problem than it is in a house. On an older unit, a rusted pan or a cracked coil often means the whole unit is due.

Choosing who replaces it

How to pick who replaces a condo system in Woodbridge.

Questions to ask anybody who quotes your condo system, us included.

  1. Have they worked on hot water coil systems?

A hydro-air or Aquatherm swap involves water piping, an outdoor condenser and the drain pan, so ask whoever quotes you if they handle all three. A company that only does refrigerant will hand you off halfway.

  2. Did they ask what system you have before quoting?

A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.

  3. Did they ask about the association?

In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Questions

Condo HVAC questions from Woodbridge.

Is my Woodbridge condo hydro-air?

Look for two copper water lines going into a coil on the air handler in your closet, plus an outdoor condenser. In 22192 and 22193 that combination is common, and the label on the cabinet confirms it.

Do I need to replace the outdoor unit with the air handler?

Usually, yes. A new coil and blower with a 15 year old condenser is a mismatch that costs you efficiency. We price both so you can see the gap, and the Rheem pairing from September is a good example of a matched set.

How much is a condo HVAC replacement in Woodbridge?

$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.

Is the condo HVAC mine or the association’s?

Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
