Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.

Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.

What’s different in Vienna

Vienna has few condos, and the ones we service share one system.

Vienna is a house town. Nearly four in five owner homes are detached, and only about 4 percent are in apartment or condo buildings. So condo HVAC here is a small group, and we know most of what’s in it: a First Co closet unit with a hydro-coil, in the buildings of 22181 on the edge of Vienna and Oakton.

In October we replaced a First Co 1.5 ton WCR2 with a hydro-coil. That’s a small unit, which suits a one-closet condo. The hydro-coil means the heat in the same cabinet comes from hot water, either your water heater or the building’s boiler, and the swap has to reconnect that water the way it was.

A lot of Vienna’s housing is old. About two thirds of owner homes here date before 1980, so the few condo buildings are often the 1970s kind, with a closet built for exactly one cabinet. A 1.5 ton unit fits where a larger one won’t. We measure the closet door and the clearance behind it first, since a new cabinet that won’t pass the door has to be cut down and reassembled inside.

Because condo buildings are scarce here, there’s less crowd knowledge to lean on. Neighbors in a detached house can ask next door about a furnace, but a condo owner in Vienna often can’t. That’s why we put the model number, the coil connections and the age of your water heater in writing, so the next owner can read it too.

The signs

When a condo system in Vienna is ready to go.

The closet is warm and the unit hums

In a Vienna closet unit, a cabinet that’s hot to the touch, hums but doesn’t push cool air, usually has a failing compressor or a coil that’s iced over. On a unit near the end of its life, a repair rarely lasts the season.

The building is older than the unit’s design

Older buildings often still run through-the-wall units or a water loop shared with the building. Parts for some of those are getting hard to find, which is when replacing beats chasing them.

It runs all day and the rooms stay warm

A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Choosing who replaces it

How to pick who replaces a condo system in Vienna.

Questions to ask anybody who quotes your condo system, us included.

  1. Have they done a small-closet swap before?

Ask for the cabinet’s size and how it gets through your door. A 1.5 ton unit and a 2 ton unit can differ by a few inches, and a few inches decides whether it fits.

  2. Did they ask what system you have before quoting?

A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.

  3. Did they ask about the association?

In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Questions

Condo HVAC questions from Vienna.

Does Vienna have many condos?

Not many. Most homes here are detached, so condo systems are the exception. The ones we service in 22181 are First Co closet units, and a photo of yours tells us which model it is.

Can I install a different system in my Vienna condo?

Inside the unit, often yes. Anything that changes the outside of the building needs the association’s approval. We price the swap that fits the closet and the building’s rules.

How much is a condo HVAC replacement in Vienna?

$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.

Is the condo HVAC mine or the association’s?

Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
