The January bill gives it away
A Herndon condo heat pump losing its edge shows up as a higher electric bill in winter, long before cooling fails the next summer. Strip heat running more often is the usual sign.

Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.
Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.
What’s different in Herndon
Herndon’s condo stock is younger than its neighbors’. More than 4 in 10 owner homes here date from 1980 to 1999, and about 6 in 10 heat with electricity. So you’ll mostly find electric heat pumps and strip heat in the closet, not boiler piping or a shared loop.
Near downtown, along Elden Street and Herndon Parkway, the buildings are small and the units are mostly through-the-wall. That’s a friendly job: the old cabinet pulls out of its sleeve and the new one slides in. Most of the trouble is the louver outside and a drain that’s been dripping on the neighbor below.
The larger complexes out on the county side lean on an air handler in the wall with a rooftop condenser. After thirty years the curb, the platform and the lines all deserve a look before we put a number on it. Herndon owners often ask whether to stay with electric or move to something else; in a condo the straight answer is usually to stay, since gas lines to the unit rarely exist.
Electric heat makes your own bills a diagnostic. If January’s bill jumps while the unit still runs, the backup strip is probably doing work the heat pump should be doing. That tells you more, sooner, than waiting for a breakdown in July. Strip heat that runs a lot is the sign to have the unit looked at.

Census figures for the owner-occupied homes in each place, and the kind of condo system we usually find in buildings that age.
| Place | Median home built | Most homes are | Heated with | What condo system you’ll usually find |
|---|---|---|---|---|
| Franklin Farm | 1985 | single-family houses, about 9 in 10 | electricity, about 5 in 10 | A First Co or MagicPak in a closet. |
| Herndon | 1981 | single-family houses, about 4 in 10 | electricity, about 6 in 10 | A First Co or MagicPak in a closet. |
| Dranesville | 1984 | single-family houses, nearly all | electricity, about 6 in 10 | A First Co or MagicPak in a closet. |
| McNair | 2003 | condo and apartment buildings, about 6 in 10 | gas, about 7 in 10 | A closet air handler, condenser outside. |
| Floris | 1990 | single-family houses, about 8 in 10 | gas, about 6 in 10 | A First Co or MagicPak in a closet. |
| Hutchison | 1979 | townhouses, about 5 in 10 | electricity, about 7 in 10 | Through-the-wall units or a water loop. |
| Sully Square | 2015 | condo and apartment buildings, about 6 in 10 | gas, about 6 in 10 | A closet air handler, condenser outside. |
By the numbers

The signs
A Herndon condo heat pump losing its edge shows up as a higher electric bill in winter, long before cooling fails the next summer. Strip heat running more often is the usual sign.
Older buildings often still run through-the-wall units or a water loop shared with the building. Parts for some of those are getting hard to find, which is when replacing beats chasing them.
A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Choosing who replaces it
Questions to ask anybody who quotes your condo system, us included.
A through-the-wall cabinet drains out the back. Ask whether the quote includes a fresh pan and float switch, so the unit below yours stays dry.
A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.
In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Elvis Diaz did an excellent job cleaning our condo’s HVAC system. He was very knowledgeable about maintaining the unit and the price was very reasonable.
Questions
A nameplate that says heat pump, or a reversing valve and no gas line, means heat pump. A through-the-wall AC with a heater strip is the other kind, priced under $6,100 to $8,000.
Sometimes, but it changes the outside wall or roof, so the association signs off first. Our heat pump installation page covers what that involves.
$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.
Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
