Air moves, but it never cools
A wall air handler that blows without cooling usually points at the roof condenser or the refrigerant line between them, not the handler. That’s a coil or line repair to price before you talk replacement.

Where you land in a range is mostly access: a closet off the hall on the first floor is the easy end, a top floor with no elevator or a condenser that has to go up by crane is the other.
Most condo systems are built to fit one closet or one wall sleeve, so the new unit has to match that footprint. We measure before we price, so nothing gets ordered that won’t fit.
What’s different in Reston
About a third of Reston’s owner homes are in apartment-style buildings. Around Lake Anne, Hunters Woods and the Town Center end of 20190 and 20191, a lot of those condos have a slim air handler set into the wall of the unit, while the matching outdoor half sits on the building roof, well away from your front door.
The roof is the whole job. A new condenser needs a crane or hoist on a roof the association controls, and the refrigerant lines drop through the building to your wall. We check the lines and the roof access before we quote, since a condenser that can’t get up the stairs moves the price more than the equipment does.
The smaller buildings are different. There we find MagicPaks and through-the-wall units, one cabinet in one sleeve. The work is the sleeve size, the louver and the drain. Buildings from the 2000s are easier, because the sleeves were cut for the cabinet sizes sold today. Reston’s roofs are also why we like winter visits: a cold, dry morning is the easiest day to get a hoist up and the old condenser down.
Reston grew in pieces from the 1960s on, so two buildings a block apart can have nothing in common. A photo of your nameplate, and whether any of your equipment sits up top, lets us sort out which one you have before anyone climbs a ladder. If a building has a roof hatch rather than a stairwell, tell us, because that decides how big a piece can go through.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the kind of condo system we usually find in buildings that age.
| Place | Median home built | Most homes are | Heated with | What condo system you’ll usually find |
|---|---|---|---|---|
| Reston | 1981 | condo and apartment buildings, about 4 in 10 | gas, about 5 in 10 | A First Co or MagicPak in a closet. |
| Great Falls Crossing | 1993 | single-family houses, about 9 in 10 | gas, about 8 in 10 | A First Co or MagicPak in a closet. |

The signs
A wall air handler that blows without cooling usually points at the roof condenser or the refrigerant line between them, not the handler. That’s a coil or line repair to price before you talk replacement.
Older buildings often still run through-the-wall units or a water loop shared with the building. Parts for some of those are getting hard to find, which is when replacing beats chasing them.
A condo system that never shuts off in July, or a bedroom that stays a few degrees off the thermostat, is usually a compressor or coil near the end. Repairs at that age tend to come back.

Choosing who replaces it
Questions to ask anybody who quotes your condo system, us included.
Ask who handles the crane or hoist, who books it with the management office, and whether a roof walk comes with the quote. A crew that has done it will answer all three.
A First Co, a MagicPak and a water source heat pump are different jobs at different prices. Anyone who quotes without the model on the label is guessing.
In Virginia, unless your condo documents say otherwise, the equipment that serves only your unit is yours to replace, but changing the outside of the building needs the association. Ask whether they’ll work with the management office on roof access or a wall sleeve.

Elvis Diaz did an excellent job cleaning our condo’s HVAC system. He was very knowledgeable about maintaining the unit and the price was very reasonable.
Questions
If it serves only your unit, usually yes, even though it sits on common ground. Your condo documents and Virginia’s 55.1-1912 settle it.
Often, when the sleeve is a standard size. We measure the opening and check the louver outside first. The $8,500 to $13,400 range covers most of those swaps.
$7,900 to $14,000 for a whole system, from our own condo jobs. A First Co runs $7,900 to $12,500, a MagicPak $8,500 to $13,400, a water source heat pump $9,100 to $10,300. Just the fan coil or air handler is $4,500 to $5,100.
Under Virginia law, unless your condo documents say otherwise, the parts that serve only your unit are yours, even a condenser on the roof or your patio. Parts serving more than one unit belong to the association. Check your documents; we’ll work with whoever owns it.
