The balcony door that frosts
A tight newer condo with a sliding balcony door shows a too-high setting at the glass first. Frost or beads of water along the track mean the dial needs to come down a few points.

What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.
If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.
What’s different in Reston
Only about one Reston home in five is a detached house. Condos and apartments come to 35 percent, townhouses to 30. So the first thing we ask in Reston is rarely which model. It’s whether there’s room for one. A fan-powered Aprilaire squeezes into a closet air handler where a bypass duct can’t, and it’s the unit we reach for here more than any other.
Boilers are rare in Reston, so nearly every home is ducted and a whole-home unit can ride along on the air that’s already moving. Gas holds 54 percent and electric 44, so the heat type changes from building to building. A high-rise and a 1970s cluster of townhouses can sit half a mile apart and need opposite answers. What fits the cluster by the lake rarely fits the mid-rise by the Metro, so we ask which building you’re in before we say anything else.
In a condo, the water line is the hard part. A humidifier wants a cold supply and a drain, and the nearest ones may belong to the building, not to you. Some associations ask for a letter or a licensed tradesperson on the line. Reston Association also reviews exterior changes. A humidifier sits inside, so the only piece that might reach outdoors is the temperature sensor.
Reston was laid out as a planned community, with villages like Lake Anne and Hunters Woods, and the homes inside each one tend to share a builder and a decade. The median owner home dates to 1981, and nearly a quarter went up after 2000. Newer ones are sealed and want a lower setting; older cluster homes lose air faster and want more output. Knowing the village tells us a lot before we ever open the closet. The humidifier page walks through how the parts fit.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and the humidifier that usually suits houses like them.
| Place | Median home built | Most homes are | Heated with | What usually fits |
|---|---|---|---|---|
| Reston | 1981 | condo and apartment buildings, about 4 in 10 | gas, about 5 in 10 | A bypass model on the gas furnace’s ductwork. |
| Great Falls Crossing | 1993 | single-family houses, about 9 in 10 | gas, about 8 in 10 | A bypass model on the gas furnace’s ductwork. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
The signs
A tight newer condo with a sliding balcony door shows a too-high setting at the glass first. Frost or beads of water along the track mean the dial needs to come down a few points.
A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.
Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it
Questions to ask anybody who quotes you one, us included.
In a condo the line and the drain may be shared. Anyone who quotes without asking hasn’t read your situation.
A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.
A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Excellent HVAC service for a fair and reasonable price. Moises Rojas fixed my home’s whole house humidifier, which I had no idea wasn’t working for over two years since moving into this house, and now the air in my home is very comfortable.

Questions
Check your documents. Work inside a unit is usually yours to approve, but a shared water line or a wall penetration may need a letter.
Yes, with a fan-powered model, as long as there’s room for the unit and a path for water and a drain.
It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.
The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
