What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.

If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.

What’s different in Arlington

Arlington’s brick houses and condo towers need two different humidifiers.

More than half of Arlington homes are in apartment and condo buildings, and only about a quarter are detached. The detached ones are the 1940s and 50s brick Cape Cods and colonials in Lyon Park, Cherrydale and Westover. Those take a normal furnace-mounted humidifier. Condos are a different job entirely, and often the answer comes from the building.

Arlington is the one county in our area where landlords and property managers send us a lot of work, so we know the routine: building access, tenant schedules, and who signs for a water line. If you rent, the humidifier is the owner’s decision, not yours. Show them the static and the floor gaps and let them call. Most of the condo buildings along the Rosslyn to Ballston corridor have a fan coil in a closet, and that is a different animal from a furnace.

Gas heats about six in ten owner homes and electric about four in ten, the highest electric share among our nearer-in towns. A heat pump pushes cooler air through the ducts, so the fan-powered Aprilaire is the one we usually specify there. The bypass model suits the gas furnace in a Cape Cod basement.

Plaster walls are common in the older houses, and nobody wants a new duct run through them. The humidifier goes where the furnace already is, usually a basement mechanical corner, and uses the duct that is already there. If you are weighing a condo unit, ask the association first about a drain connection.

By the numbers

Arlington houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

Arlington

  • Median home built1960 Census
  • Built before 1980about 5 in 10 Census
  • Built since 2000about 3 in 10 Census
  • Most homes arecondo and apartment buildings, about 6 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 6 in 10 Census
  • Older houses let in more outdoor air, so they dry out faster and need a humidifier with more output to hold the number.
  • Many homes here are townhouses or condos with the system in a closet. A fan-powered model fits where there’s no room for a bypass duct, and in a condo the association may need to approve the water line.

The signs

When a Arlington house is too dry in winter.

A piano that won’t stay in tune

Upright pianos and old violins in Arlington’s brick houses go sharp and flat as the season changes. Steady mid-range humidity helps, and a whole-home unit holds it better than a corner humidifier.

Static every time you touch a doorknob

A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.

Floors and trim open up gaps

Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it

How to pick who installs a humidifier in Arlington.

Questions to ask anybody who quotes you one, us included.

  1. Do they know who to ask in a condo building?

A condo install needs the association’s approval for the water line and drain. A good installer helps you ask and puts the answer in writing before starting.

  2. Did they ask where the water and the drain come from?

A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.

  3. Did they say which kind, and why?

A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Moisés’ HVAC work is exceptional. He installed a return that completely resolved a static build up problem we had. He also installed a whole house humidifier that we are very pleased with. I’d trust SwiftPro for any of my HVAC needs!

Questions

Humidifier questions from Arlington.

Should a renter in Arlington ask for a humidifier?

Ask, but expect it to be the owner’s call. A humidifier ties into the furnace and the plumbing, so it’s a building change, not a tenant one.

Is a heat pump humidifier different?

The part is different. Heat pump air runs cooler, so we use the fan-powered model, which moves moisture without leaning on hot furnace air.

How much is a whole-home humidifier in Arlington?

It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.

What humidity should the house be at in winter?

The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
