What moves the price is the model and the path to it: a bypass model on an open basement furnace with a water line close by is the simple end, a fan-powered model in a tight closet with a long run for water and a drain is the other.

If the house already has a humidifier that stopped, we look at it first. Often it’s a crusted water panel, a closed saddle valve or a control that lost its wiring, and that’s a repair, not a new unit.

What’s different in Clifton

In Clifton the well water and the old walls get a vote.

Clifton’s houses drink from private wells, and the Town’s own plan says the water is relatively good, with some high iron. Iron is the thing to know about before a humidifier goes on. Iron-heavy water can stain and crust a water panel quicker than city water does, so in a house like that we would put a sediment filter ahead of the unit and plan to change the panel more often.

Much of the town is old frame houses on narrow streets, and the whole town is a historic district. Inside an old house with plaster walls, nobody wants a new duct cut through a ceiling. The humidifier goes on the system that already exists, so where that system sits, basement, crawlspace or an addition’s closet, decides what we can do.

Heat here is not mostly gas. Clifton’s owners lean on electric and propane, so the match is a fan-powered model for the heat pump and a bypass model for a propane furnace. Both work, and neither needs anything run through the old walls.

One thing particular to the town: a whole-home unit works best with the small outdoor sensor that lowers the setting on the coldest nights, and that sensor sits on an outside wall. The Town’s Architectural Review Board covers exterior changes, so ask before we mount anything you can see from the street.

By the numbers

Clifton houses, by the numbers

From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The Fairfax County side of 20124

Clifton mail outside the town: five- to ten-acre lots in the Occoquan watershed on Clifton, Compton and Yates Ford Roads, mostly on septic, and the 1980s subdivisions off Springstone Drive and Union Mill Road on county sewer.

ZIP 20124 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1988 Census
  • Built before 1980about 1 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 6 in 10 Census
  • Rentedabout 1 in 10 Census
  • Houses from the 80s and 90s often came with a builder’s humidifier on the furnace, and many of those are still on the duct, switched off.
  • Most homes here are detached houses with the furnace in a basement or utility room, which usually leaves room for a bypass model on the ductwork.

The signs

When a Clifton house is too dry in winter.

Old glass sweats first

Single-pane windows in a hundred-year-old house are the first place a too-high setting shows. If the corners of the sash go wet in January, the humidifier is set above what the glass can take.

Static every time you touch a doorknob

A zap off every light switch in January means the air in the house is well under 30 percent. Outdoor winter air holds little water, and heating it dries it further.

Floors and trim open up gaps

Wood gives up water in dry air. Gaps between floorboards, a cabinet door that sticks, or a piano that won’t hold its tuning through winter all point the same way.

Choosing who does it

How to pick who installs a humidifier in Clifton.

Questions to ask anybody who quotes you one, us included.

  1. Did they ask about the well?

Anyone quoting a humidifier on a Clifton well should ask about iron, a softener and a filter before a model. If they didn’t, the water panel is where it will go wrong.

  2. Did they ask where the water and the drain come from?

A humidifier needs a water line and, for most models, a drain. Whoever looks for both before quoting is the one who won’t surprise you on install day.

  3. Did they say which kind, and why?

A bypass model, a fan-powered model and a steam model each suit different systems. Ask why theirs fits your furnace or heat pump, not just what it costs.

Excellent HVAC service for a fair and reasonable price. Moises Rojas fixed my home’s whole house humidifier, which I had no idea wasn’t working for over two years since moving into this house, and now the air in my home is very comfortable.

Questions

Humidifier questions from Clifton.

Will a humidifier help my old wood floors?

It can slow the gaps that open between boards each winter. In a drafty old house the unit works harder than in a tight one, so we size it up.

Is a tabletop one enough for an old farmhouse?

For one room, yes. A drafty house loses that water fast, and a whole-home unit on the furnace covers every room the ducts reach.

How much is a whole-home humidifier in Clifton?

It’s priced at your house, in writing, because the model and the work depend on your system, your ducts and where the water line is. If you have one that stopped working, the diagnostic visit is $99.

What humidity should the house be at in winter?

The EPA says keep indoor humidity between 30 and 50 percent. On the coldest nights we run it nearer the low end so windows don’t sweat, and an Aprilaire with an outdoor sensor turns itself down for you.
