Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Clifton

No meter in Clifton: the leak could be in a hundred-year-old wall or the line out to the well.

Clifton’s houses drink from private wells, not a water company, and that rearranges the usual leak questions. There is no street meter to watch and no utility whose pipe ends at a box by the road. Everything from the well to the faucet is yours, and a leak shows up differently: the pump runs more often, the pressure tank cycles, or a patch of lawn stays wet while the rest of the yard is dry.

Inside the Town the houses are old. The county describes historic frame buildings on narrow streets, and a house like that may have galvanized steel in an addition nobody has opened, copper that has been patched, and a crawl space or a stone foundation where a line runs close to cold air. When one of those pipes lets go it is often at an exterior wall where the old house meets a later addition.

Out on Clifton, Henderson and Chapel Roads, and in the subdivisions around them, it is a different house. Nearly eight in ten homes in the 20124 ZIP went up between 1980 and 1999, in the years when builders ran gray polybutylene. If yours has it, expect a leak at a crimped fitting near the water heater or the pressure tank rather than in the middle of a run. A tank cycling every few minutes with no one home sends us looking there first.

The part that freezes on a well is usually the stretch between the pressure tank and the house, or a hose bib on a long run that nobody drained. With the lot spread out, those lines can be long and run through an unheated garage or crawl space. The county notes that contamination can get into a well when the pump or plumbing is repaired, so after any big repair it is worth having the water tested, and we will tell you when.

The Fairfax County side of 20124

Clifton mail outside the town: five- to ten-acre lots in the Occoquan watershed on Clifton, Compton and Yates Ford Roads, mostly on septic, and the 1980s subdivisions off Springstone Drive and Union Mill Road on county sewer.

ZIP 20124 as a whole, the Town included: its own homes are too few for steady Census figures.

  • Median home built1988 Census
  • Built before 1980about 1 in 10 Census
  • Built since 2000about 1 in 10 Census
  • Most homes aresingle-family houses, about 8 in 10 Census
  • Heated withgas, about 6 in 10 Census

  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

What you’d notice

How a pipe leak in Clifton usually shows up.

The pressure tank clicks on with every tap off

On a well, a pump that starts when no one is using water means water is leaving the system somewhere: a running fixture, a hose bib, a line inside a wall, or a buried line to an outbuilding. Shut the house valve and watch whether the gauge still falls. If it does, the leak is in the house.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

The meter moves with every tap off

Turn everything off and watch the water meter for ten minutes. If the dial or the little leak indicator still moves, water is going somewhere, inside a wall, under a slab or out in the yard.

Before the first hard freeze

Keep pipes in Clifton from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Your pipes, your paperwork

Whose pipe is leaking in Clifton.

Town of Clifton

The Town has no sewer main to a treatment plant. Since about 1970 a county pump and haul station at the end of Chapel Street has collected from the properties on its lines, and the county plan says public sewer should go no further; the Town’s plan counts every other property on its own septic field. Source.

The Town’s 2009 plan says its houses draw from private wells, apart from five small public wells that serve a handful of churches, businesses and public buildings. On a well no water utility sets the pressure: the pump’s pressure switch and the pressure tank do, so a pressure reducing valve is the exception here. Source.

Fairfax County

In Fairfax County the homeowner owns the whole sewer lateral, from the house to the county main, including the stretch under the street. Replacing it takes a county plumbing permit, plus a VDOT permit under a state road. Source.

Fairfax Water promises 20 psi at the main and no uniform pressure, and the pressure reducing valve on your side of the meter is yours to buy and keep up. Over 80 psi, the Virginia Residential Code calls for one, and an expansion tank with it. Source.

Choosing who fixes it

How to pick a plumber for a leak in Clifton.

Questions worth asking anybody who comes out, us included.

  1. Do they work on well houses, and will they check the tank and the pump too?

A leak on a well often looks like a pump problem, and a pump problem can look like a leak. Ask for a plumber who handles pumps, pressure tanks and switches as well as pipe, so one visit sorts out which it is.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Questions

Leak and burst pipe questions from Clifton.

My Clifton well house has no water meter. How do I know if there’s a leak?

Listen and watch the pressure gauge. If the pump kicks on when everything is off, or the gauge sags overnight, water is going somewhere. We check the fixtures first, then the pipes you can reach, then the hidden runs with leak detection.

The pipe from my pressure tank froze in a cold snap. Is it burst?

Maybe not yet. Turn off the pump at the breaker, open a tap, and warm the pipe gently with a hair dryer, never a flame. If water sprays or leaks once it thaws, it split. Leave the pump off, and call us.

How much does it cost to fix a leaking pipe in Clifton?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
