Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Bluemont

Bluemont has two kinds of risky pipe in one village, and the coldest winters around.

Most places lean one way. Bluemont’s ZIP splits: about a third of owner homes were built before 1960, and a little over a third between 1980 and 1999. Those are two different leak problems. The older houses can still have galvanized steel, which rusts from the inside, so a leak at one threaded joint means the next may be close. The newer ones may have gray polybutylene with crimp rings, usually near the water heater, and it tends to fail at the fittings. We look at which era your house is before we guess.

The mountain sets the winter. The weather station at Mount Weather, up on the ridge, averages a January low of about 22 degrees, and Bluemont sits at the foot of that ridge. It’s a plain step colder than the valley towns to the east, and it shows in what bursts: lines in an outside wall, a crawl space with a vent left open, a hose bib that was never shut off inside. Loudoun builds to a 24 inch frost depth, so any buried line shallower than that is a risk too.

Heat matters more here than in town. Nearly a quarter of owner homes in the ZIP heat mainly with wood or another fuel, not a furnace. In a house warmed by a stove, the bedroom and bathroom at the far end can sit cold enough to freeze a pipe in the wall, even when the living room is cozy. If you’re away for a weekend in January, that cold room is the one to worry about.

Then there’s the county line. About seven in ten homes with a Bluemont address are across the line in Clarke County, and a few are in West Virginia. On both sides the water mostly comes from a well, and a well means no meter. The line from your pressure tank into the house is yours end to end, and it’s the one that freezes. Loudoun’s records count more than 500 active household wells within three miles of the village.

  • Rentedabout 1 in 10 Census
  • Houses from before 1960 were often plumbed in galvanized steel, which rusts from the inside and leaks first at the threaded fittings.
  • A lot of houses here went up while polybutylene supply pipe was in use, about 1978 to 1995. It fails at the fittings, so one leak is a reason to check the rest.

What you’d notice

How a pipe leak in Bluemont usually shows up.

A pump that runs more than it used to

On a well, a leak shows up as the pump starting more often, not as a bigger bill. If it kicks on when nobody’s using water, shut off the main inside the house. If the pump stops cycling, the leak is somewhere in the house, and that’s where we start.

Rusty water and a leak at a fitting

Galvanized steel pipe rusts from the inside, and the threads at each fitting go first. Brown water after the tap sits, or a damp drip at a joint in the basement, usually means more of that pipe is close behind.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

Before the first hard freeze

Keep pipes in Bluemont from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Choosing who fixes it

How to pick a plumber for a leak in Bluemont.

Questions worth asking anybody who comes out, us included.

  1. Will they ask what the house is heated with?

They should. A plumber who knows the mountain asks how the house is heated, whether it’s empty in winter, and where the pipes run, because that tells you which pipe is likely to have frozen and which only looks suspicious.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Questions

Leak and burst pipe questions from Bluemont.

I heat with a wood stove. Do my pipes freeze first in the far rooms?

They can. Pipes in an outside wall of a room the stove doesn’t reach are the usual ones. Leave the cabinet doors open on cold nights, let a faucet drip, and keep that room’s door open so the heat can wander in.

My house is from the 1990s and I’ve heard about gray pipe. Should I worry?

Look near the water heater and where the line enters the house. Gray plastic with crimped metal rings is polybutylene. One leak doesn’t mean the whole house is due for a redo, but it’s worth having the other joints checked and the price in writing.

What do I do first when a pipe bursts in Bluemont?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Bluemont?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
