Most repairs are one section of pipe: the split or pinhole cut out and a new piece put in. Where the pipe sits decides most of the price. Exposed in a basement ceiling is the low end; inside a finished wall is higher, and we tell you before the drywall comes open.

With Comfort+ membership, any repair is 15% off, and every year includes a plumbing safety inspection that looks at the supply pipe you can see.

What’s different in Burke

Two Burkes share one ZIP, and the year your house was built decides which pipe leaks.

Burke is really two neighborhoods in the Census, and they were plumbed a decade apart. The older Burke around Lake Braddock is more than half pre-1980, mostly detached, with copper supply. Burke Centre is mostly 1980 to 1999, and a bit under half of its homes are townhouses. So the first question we ask on a Burke call is the year, because it changes what we expect to find behind the wall.

In the older streets, copper that has run forty years or more is where pinholes start. They show up as a damp spot on a basement ceiling or a green crust on one pipe, and one on a run is a repair. In Burke Centre the same age gives a different problem: the plumbing was done in the years of polybutylene and early PEX, and the leaks tend to be at the fittings by the water heater and the main shutoff.

Townhouse rows raise the question nobody wants to ask: is the leak mine or my neighbor’s? A wet patch on a shared wall can come from either side. Shut every tap, watch the water meter dial for ten minutes, and if it keeps moving the leak is on your side of the wall. If it stops, the water is coming from next door, and a polite knock with a photo goes further than a letter.

About one in eight Burke Centre homes is a condo, and the rules there are the usual ones: the building’s risers belong to the association and the pipes past your unit’s shutoff are yours. Burke runs electric about as often as gas, so many houses have an electric water heater, and a tank that is leaking at the bottom looks a lot like a pipe leak at first glance. Touch the pipes above it before you call.

  • Houses from the 1960s and 70s mostly run copper supply pipe, which wears thin and fails in pinholes, often in the basement ceiling.

What you’d notice

How a pipe leak in Burke usually shows up.

A damp spot on the garage wall near the water heater

In a townhouse the water heater often sits in the garage or a utility closet against a shared wall. A damp patch at the base can be the tank, a drip from the relief valve, or a fitting above it. Feel the pipes above the tank, and a wet crimp ring tells us where to start.

A pinhole spray in copper

Old copper fails in pinholes: a fine mist or a green crust on a pipe in the basement ceiling. One pinhole is a repair. Several in a year on the same run is the pipe telling you it’s thinning everywhere.

Grey plastic pipe at the water heater

Polybutylene, often stamped PB, went into houses from about 1978 to 1995. It tends to fail at the fittings without much warning, so a drip at one joint is a reason to look at the rest.

A stain spreading on the ceiling

A brown ring under a bathroom, or a soft spot in the drywall, is water that’s been finding its way down for a while. A supply pipe leaks all the time; a drain only leaks when somebody runs water upstairs, and that difference tells us where to look first.

Before the first hard freeze

Keep pipes in Burke from freezing this winter.

A pipe usually bursts in the hours after a cold snap, when the ice inside it thaws and the split starts to run. Five things to do before it gets that cold, then call us if something already looks wrong.

  1. 1

Hose off, outside spigot shut inside

Disconnect every garden hose. A hose left on traps water in the spigot, and that’s the most common split we see. If the spigot has a shutoff inside the house, close it and open the outside tap to drain it.

  2. 2

Cabinet doors open on outside walls

A kitchen or bathroom sink on an outside wall gets the coldest air in the house. On the coldest nights, open the cabinet doors so room heat reaches the pipes, and let that tap drip.

  3. 3

Crawl space and garage closed up

Close crawl space vents and the garage door for the winter. Pipes that run through a crawl space, a garage ceiling or an unheated room over the garage are the ones that freeze first.

  4. 4

Know where the main shutoff is

Find it now, before you need it: usually where the water line comes through the basement or crawl space wall, near the meter or the water heater. Make sure it turns. When a pipe bursts, that valve is the difference between a mop and a contractor.

  5. 5

Going away? Leave the heat on

Keep the thermostat at 55 or higher while you’re gone, and ask someone to look in if a cold snap comes. A frozen pipe that thaws with nobody home runs for days.

Find a pipe that’s frozen, or water where it shouldn’t be? Shut the main off and call us at (703) 997-9757. A diagnosis visit is $49, or $250 after hours, and you get the repair price before we cut into anything.

Fairfax County

In Fairfax County the homeowner owns the whole sewer lateral, from the house to the county main, including the stretch under the street. Replacing it takes a county plumbing permit, plus a VDOT permit under a state road. Source.

Fairfax Water promises 20 psi at the main and no uniform pressure, and the pressure reducing valve on your side of the meter is yours to buy and keep up. Over 80 psi, the Virginia Residential Code calls for one, and an expansion tank with it. Source.

Choosing who fixes it

How to pick a plumber for a leak in Burke.

Questions worth asking anybody who comes out, us included.

  1. Will they ask what year the house was built before they come out?

A plumber who works in Burke asks whether you’re in the older streets or Burke Centre, because it points them at copper or the 1980s plastic first. It saves a trip and it saves a surprise.

  2. Is the plumber licensed in Virginia?

Anyone can check on the state’s license lookup. Ours is Virginia Class A contractor license, on every van.

  3. Will they find the leak before they open a wall?

A good leak call starts at the meter and the shutoffs, then narrows it down with pressure and moisture readings. The drywall comes open in one spot, not five.

  4. Do you get the price before the work?

Every repair on our list has a range, and you hear where yours lands before anything is cut. If someone won’t say until the job is done, keep looking.

Questions

Leak and burst pipe questions from Burke.

Is a leak in the wall I share with my neighbor my problem?

Only if the water is coming from your pipe. The meter test above tells you in ten minutes. If the dial moves with everything off, it’s yours and we can find it. If it stands still, the leak is next door’s pipe or the building’s.

We have one pinhole in our old Burke copper. Do we need to repipe?

Not for one. A pinhole is a repair. Several on the same run in a year or two means the pipe is thinning along its whole length, and then we’ll price replacing that run next to patching it, so you can see both.

What do I do first when a pipe bursts in Burke?

Shut off the main water valve, then turn off the water heater (gas to pilot, or the breaker for electric). Open a faucet at the lowest point of the house to drain what’s left in the pipes. Then call (703) 997-9757: a person answers day or night, and our emergency plumbing team is on 24/7.

How much does it cost to fix a leaking pipe in Burke?

A plumbing diagnosis visit is $49, or $250 after hours. Finding a leak you can’t see is $200 to $500, and most water pipe repairs run $450 to $650. You get the number before we start.
