What’s different in Burke

Burke heats two ways: heat pumps in Burke Centre, gas furnaces around it.

Ask what heats a Burke house and the answer depends on which side of the Burke Centre line it’s on. In the Burke Centre Census place, about 7 in 10 owner-occupied homes heat with electricity. In the rest of Burke, Lake Braddock included, about 6 in 10 heat with gas. One ZIP code, two different machines, and two different lists of what fails.

In a Burke Centre townhouse the heat is usually a heat pump outside and an air handler in a closet, with electric resistance strips inside it for the coldest nights. Aux or Em heat on the thermostat on a 20 degree morning is the system doing its job. Aux heat on all day when it’s 45 out means the heat pump has quit carrying its share. Our aux heat guide explains the two settings, and our Burke heat pump write-up covers the winter noises that are normal.

Outside Burke Centre it’s mostly a gas furnace in the basement or a utility room, in houses mostly built before 1980 that have already been through a furnace or two. Those calls are flame sensors, igniters, inducer motors and pressure switches, and the venting gets a look and a CO reading before we leave.

In Burke Centre one more rule applies when a gas furnace is replaced: a high-efficiency model often exhausts out a side wall in plastic pipe, and the Conservancy’s standards treat that as a new exterior vent. It needs an approved application first and can’t be visible from the street.

What you’d notice

What a failing furnace in Burke usually does.

The outdoor unit is a block of ice

On a damp, freezing night a heat pump frosts over and runs short defrost cycles to clear itself. If the coil is still caked at midday, defrost isn’t happening. Switch the thermostat to emergency heat and call, because running it iced can bend the fan and damage the coil.

The heat pump blows cool air

A few minutes of cool air in winter is a defrost cycle, and that’s normal. Cool air all the time, or emergency heat running all day, is a call.

It lights, then shuts off

The burners fire and go out a few seconds later, over and over. That’s usually a dirty flame sensor, and cleaning it takes about ten minutes.

Safety and paperwork

What the county says about your heat in Burke.

Fairfax County

Fairfax County Fire and Rescue says to have the heating system cleaned and checked by a professional every year, and to keep anything that burns at least three feet from the furnace and the water heater. Source.

Fairfax County Fire and Rescue names a faulty gas furnace or water heater as a carbon monoxide source, says to have gas appliances inspected every fall, and to put a CO alarm on every floor. Source.

Choosing who fixes it

How to pick the best furnace repair company in Burke.

Questions worth asking anybody who comes out, us included.

  1. Do they work on heat pumps and gas furnaces both?

Burke needs both. A Burke Centre heat pump and a gas furnace near Lake Braddock fail in different ways, and a tech who only knows one of them is guessing at the other.

  2. Will they price the part before they fix it?

Flame sensors, igniters and control boards all have a going rate. A tech who can’t tell you the number before starting is asking you to find out afterwards.

  3. Do they look at the venting, not just the flame?

Getting the burners lit is half a heating call. Ask whether they check the flue and test for carbon monoxide while the panel’s open.

  4. Do they know when a repair isn’t worth it?

A big repair on a furnace past 15 or 20 years deserves a replacement price next to it. A good tech puts both numbers in front of you and lets you choose.

Questions

Heating repair questions from Burke.

My Burke heat pump says Aux Heat. Is something wrong?

Not on a cold morning. When it’s below freezing out, most heat pumps call on their electric strips to help, and the thermostat says so. It’s worth a call when Aux shows for hours on a mild day, or when it’s on and the outdoor unit isn’t running at all.

How old is too old for a heat pump in Burke?

A heat pump works both seasons, so it piles up hours faster than a furnace that rests all summer. Past about 15 years, set a big repair like a compressor or a reversing valve beside a replacement number before deciding. A capacitor, a thermostat or a defrost board is worth fixing on almost anything.

Who supplies the gas in Burke?

Washington Gas. Fairfax County lists it as the gas company for most of the county, with Columbia Gas only in parts of Chantilly and Herndon. If you smell gas, get out of the house first and call Washington Gas’s emergency line, 703-750-1400, from outside.

How much does furnace repair cost in Burke?

The diagnostic visit is $99. A flame sensor cleaned is $95 to $180; an igniter or flame sensor replaced, $240 to $410; a control board, $550 to $1,180; a blower motor, $670 to $2,400.

Should I repair it or replace it?

Fix the small parts on almost anything. Before a big repair on an old furnace, look at the replacement number: a furnace alone, keeping the air conditioner you have, runs $4,285 to $14,040 installed, and the HVAC estimator gives your number in about a minute.
