What’s different in Burke

Burke Centre has the higher share of heat pumps. The rest of Burke has more of them.

The Census counts a heat pump as electric heat, and by that measure Burke is half heat pump country: just over half of its owner-occupied homes heat with electricity, which here mostly means a heat pump. Burke Centre has the higher share, about 7 in 10. But the Burke Census place around Lake Braddock has about two and a half times as many owner homes, so its roughly 4 in 10 adds up to more houses: about 5,200, against about 3,400 inside Burke Centre. A heat pump job in Burke is as likely to be a 1970s single-family house as a Burke Centre townhouse.

In a Burke Centre townhouse the outdoor unit sits on a pad behind the row, often a few steps from the neighbor’s, with the air handler and its electric strips in a closet or utility room. A like unit back on the same pad needs nothing from the Conservancy. A different spot, or a second unit, takes an approved application, and the Conservancy asks for the new unit’s dimensions, color and decibel rating with it.

Outside Burke Centre a little over half the owners burn gas, and in those houses a heat pump usually takes the old air conditioner’s spot on the pad, wired to the furnace inside. It carries the heating until the weather turns properly cold, then hands off to the gas; our dual fuel guide walks through how that works.

Burke Centre is also 65 clusters, and the Conservancy’s standards let a cluster add supplemental rules of its own. If a new heat pump won’t go back exactly where the old one stood, ask the Conservancy office about your cluster’s rules before you choose the unit, and in a condo building, about 1 in 8 of Burke Centre’s owner homes, ask the condo association too.

The same price book as our heating page and the HVAC estimator, for a heat pump and air handler, 2 to 5 ton.

  • A heat pump system, outdoor unit and air handler, installed$8,499 to $21,650
  • A gas furnace and air conditioner together, installed$8,898 to $23,000

When it’s time

When a heat pump in Burke is worth replacing.

The air conditioner quit in a gas house

Near Lake Braddock that’s the common heat pump decision. Instead of another air conditioner, a heat pump can take its place and share the heating with the furnace. Price both before the old condenser leaves the pad.

Aux heat is on all day

When the heat pump can’t keep up, the electric strips take over, and they cost far more to run. Aux heat on for hours is the sign.

It’s past 15 years old

It heats all winter and cools all summer, so it piles up hours an air conditioner never sees. Past 15 years, price the replacement beside any big repair.

Questions to ask anybody who quotes you, us included.

  1. Did they tell you the new unit’s sound rating?

In Burke Centre a moved or added unit’s application lists its decibel level, and on a townhouse row the neighbor’s window may be a few steps away. Ask for the rating of every unit you’re quoted, side by side.

  2. Did they size it, or copy the old label?

Copying the old nameplate repeats whatever guess was made when the house was built. The wrong size runs worse in both seasons.

  3. Is the air handler in the price?

A heat pump system is the outdoor unit plus the air handler inside. Ask whether the quote covers both, matched, in writing.

  4. Who sets up the backup heat?

Set wrong, the electric strips run on mild days. Ask who programs the thermostat and at what outdoor temperature the strips may come on.

Questions

Heat pump replacement questions from Burke.

How do I tell if my Burke house has a heat pump or a plain air conditioner?

Check the thermostat and the equipment inside. A heat pump system usually has an Aux or Em Heat setting and an air handler where a furnace would be; a plain air conditioner sits beside a gas furnace. The label on the outdoor unit settles it, since a heat pump says so there.

Is a heat pump enough heat for a Burke winter?

A properly sized one is, with the electric strips in the air handler as backup on the coldest mornings. In a gas house the furnace is the backup instead.

How much does heat pump replacement cost in Burke?

$8,499 to $21,650 installed for a heat pump system, the outdoor unit and the air handler, 2 to 5 ton. A small single-stage system lands near the bottom, a big variable-speed one near the top. The HVAC estimator narrows it to your house.

Should I get a heat pump, or a furnace and air conditioner?

A heat pump system runs $8,499 to $21,650 installed; a gas furnace and air conditioner together, $8,898 to $23,000. No gas line usually means a heat pump. With gas, you can keep the furnace and add one; our heat pump vs gas furnace guide runs the numbers.
