Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.

A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.

What’s different in Burke

Burke is half gas and half electric, so tankless starts with a yes or no on gas.

Burke splits nearly down the middle: about 48 percent of owners heat with gas and 51 percent with electricity. That one number sorts the town. A gas house, with a furnace and a range on a line from Washington Gas, is a real candidate for a gas tankless. An all-electric townhouse is not, and we’ll say so on the phone instead of selling you a gas job that needs a new line from the street. Those houses mostly stay with a tank.

In the older parts of Burke, half of the homes are pre-1980 ranches and split levels, many of them on their third or fourth tank. Those houses have a gas line sized for a furnace and one water heater, and the basement wall that a vent would use is often a foundation wall with a window well beside it. We pick the spot before the quote, so the route out is decided and not improvised.

The townhouse clusters are different again. Over a third of Burke’s housing is townhouses, and an end unit has a side wall to vent through while a middle unit has only the front and the back. The Conservancy asks for an approved application for a new gas appliance vent in Burke Centre and wants it out of view from the street, which pushes most vents to the rear. We’ll tell you before you spend anything whether your unit has a workable rear wall.

The ones who gain the most from the switch are the 1980s houses with three bathrooms and a family that all showers before school. That’s roughly half the housing here, and those houses were built with gas lines that often already have room.

  • Heated withelectricity, about 5 in 10 Census

  • Not every house here has gas, and a whole-house electric tankless needs more amperage than most panels have to spare. Where there’s no gas line, we price a tank instead and say why.
  • Houses from before 1980 often have a gas line sized for a tank and a dryer, and the water heater on a chimney. Going tankless there usually means a bigger line and a new vent through the wall.

Is it worth it

When going tankless makes sense in Burke.

Four people, one closet tank

When a family outgrows a 40 gallon tank, the symptoms are small: the last shower is lukewarm, the dishwasher steals from the laundry. A tankless unit heats as you use it, but within a flow limit, so we plan around the busiest morning.

The furnace already vents out the wall

In older houses, when a high-efficiency furnace stops using the chimney, the water heater is left alone on a flue sized for two. A tankless vents through the wall in PVC and takes the chimney question off the table.

The hot water runs out every morning

When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it

How to pick the best tankless installer in Burke.

Questions to ask anybody who quotes you a tankless, us included.

  1. Will they tell you if your Burke house can’t take one?

In a town that is half electric, a no is a real answer for plenty of houses. The installer who says it early is saving you a quote you’d never use.

  2. Did they look at the gas line before the price?

A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.

  3. Do they size it to your flow, not the house’s square feet?

What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions

Tankless questions from Burke.

Can an all-electric Burke townhouse switch to a tankless?

Usually not to a gas one, since the gas would have to come to the house. Some homes keep a tank, and we’ll say which makes sense after a look at the closet and the panel. Start with our water heater estimator if you aren’t sure.

Do I need the Conservancy’s approval for a tankless in Burke Centre?

A new exterior vent for a gas appliance needs an approved application. A tankless vents through a wall in a new spot, so it counts. We help line up the picture of where the vent will go, before the install date.

How much is a tankless water heater in Burke?

Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.

Will a tankless keep up with my whole house?

It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
