Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.

A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.

What’s different in Leesburg

In Leesburg, the house decides it: a 1980s basement, a newer townhouse or a Lansdowne condo.

Leesburg has two thirds of its owner homes on gas and about three in ten on electricity, so a tankless is a real option for most houses and not an option at all for the electric ones. About four in ten Leesburg homes went up between 1980 and 1999, in neighborhoods like Exeter and Carrvale. Those are the easiest jobs we see: the water heater is usually in a basement near an outside wall, and the vent run is short.

About a quarter of the town’s homes are older than 1980. In those, the gas line was likely sized for a furnace, a tank and a range, and the water heater may still be on an old chimney. A tankless leaves the chimney behind and vents through the wall in PVC, but the line from the meter has to be checked and sometimes upsized. We look at the whole run before the quote, not only the last few feet. Downtown, any new pipe on the outside of the house is a conversation with the Town. Our water heater page has the rest on tank and tankless options.

Newer neighborhoods like Potomac Station and Edwards Landing have the opposite problem. The house is bigger, the original tank is reaching its years, and the utility room was laid out around a tank, so we check where the vent and the condensate line can go. Many have a soaking tub, and tubs are where a single unit’s flow limit shows up.

Lansdowne is a different job altogether. Close to four in ten homes are in condo buildings, and a condo may not have an outside wall near the heater, or a say over what goes through it. The building’s management and rules come first there, and a gas tankless is sometimes simply not the answer. In that case we say so and price a new tank. A Lansdowne townhouse or single-family home is more straightforward.

  • Most homes aresingle-family houses, about 4 in 10 Census
  • Heated withgas, about 7 in 10 Census
  • Rentedabout 3 in 10 Census
  • Most homes here heat with gas, so the meter and the main line are already there. The question is whether the branch to the water heater is big enough.
  • In houses from the 80s and 90s the water heater usually sits in the basement near an outside wall, which keeps the PVC vent run short.

The Loudoun County side

Lansdowne only. It’s the one Census place outside the town limits, so the farms and lots beyond it aren’t in these figures.

  • In houses built since 2000 the original tank is reaching its years, and the utility room was laid out around it, so we check where the vent and the condensate line can go.

Is it worth it

When going tankless makes sense in Leesburg.

The 1990s tank that’s still going

A Leesburg tank from the 1990s that’s still running has beaten the odds. Replacing it by choice, with a gas line check and a vent plan in hand, beats doing it the morning it lets go.

The builder tank is near the end

If the original tank is past ten years, the choice is coming either way. Pricing tankless now, while you still have hot water, beats deciding the morning it leaks.

The hot water runs out every morning

When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

Choosing who installs it

How to pick the best tankless installer in Leesburg.

Questions to ask anybody who quotes you a tankless, us included.

  1. Did they tell you where the vent will come out?

In a condo or a downtown house, the answer might not be allowed. An installer who raises this before the price is one who has done it here.

  2. Did they look at the gas line before the price?

A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.

  3. Do they size it to your flow, not the house’s square feet?

What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions

Tankless questions from Leesburg.

Does Leesburg’s water matter for a tankless?

A little. The Town’s own water runs moderately hard, 5.8 to 8.8 grains per gallon, which builds scale on a heat exchanger over time. A yearly descale handles it, and we leave the service valves where we can reach them.

How much is a tankless water heater in Leesburg?

Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.

Will a tankless keep up with my whole house?

It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
