Where you land in the range is mostly the gas line. A tankless burner fires far harder than a tank’s, so an older line sized for a tank often has to be upsized from the meter. We look before we quote, so that’s in the number, not a surprise.

A tankless unit’s heat exchanger scales up in hard water, so it wants a descale every year: $300 right now, regularly $350. We’ll show you the inlet screen and what came off it.

What’s different in Lorton

Lorton is the newest town on our list, and its tankless jobs are mostly tall houses.

More than four in ten Lorton homes were built in 2000 or later, which is rare for a county where most of the housing is older. Much of it is Laurel Hill, the community that rose after Fairfax County took over the old corrections property in 2002. Those are three level houses and townhomes with a basement, a main floor, an upper floor and a tank somewhere that fills the stairwell with pipe.

A builder’s tank from 2003 is now at the age where a replacement is coming in the next year or two. That makes Laurel Hill the town where the choice is clearest. Some of those houses have a utility room against an outside wall, a tidy place for a tankless unit; some have the heater in an interior closet with no wall to vent through. We find out which kind you have before we price.

Here the gas is a strength. About six in ten owners in the 22079 ZIP heat with gas, and in a house of this age the line often carries more than a tank asks for, because the builder served a furnace, a range and a gas fireplace off the same meter. A small share, about 3 in 100, use propane, mostly out toward Mason Neck. For them a propane tankless is an option, with the tank outside sized into the plan.

Townhomes make up a third of the housing here. An end unit has a side wall; a middle unit has to vent out the front or back, and the homeowners association may want to see it first. In a townhome with a small closet heater, a tankless can mean giving up a little closet wall space for a vent and a condensate line.

Is it worth it

When going tankless makes sense in Lorton.

Three floors and one set of pipes

In a three level house with the bedrooms on top, hot water travels farthest to the rooms that use it first thing in the morning. We size for that, and where the wait is long, we talk about a recirculating loop.

The hot water runs out every morning

When two showers and the dishwasher empty the tank before everyone’s done, a tankless heats as you use it. It won’t run dry, but it has a flow limit, so it’s sized to how many taps run at once.

You want the floor space back

A tankless unit hangs on a wall about the size of a carry-on bag. Where a 50 or 75 gallon tank took a corner of the utility room, the floor under it is yours again.

Choosing who installs it

How to pick the best tankless installer in Lorton.

Questions to ask anybody who quotes you a tankless, us included.

  1. Do they check where the vent can leave a townhome?

In Lorton’s townhomes the vent route is often the deciding fact. A quote that names the wall it goes through is a quote someone actually looked at.

  2. Did they look at the gas line before the price?

A tankless burner can draw several times what a tank does. A quote written without checking the line from the meter is a quote that grows on install day.

  3. Do they size it to your flow, not the house’s square feet?

What matters is how many showers and faucets run at the same time, and how cold the water comes in during winter. Ask what flow rate they sized it for and why.

Questions

Tankless questions from Lorton.

My 2003 Laurel Hill water heater still works. Should I wait?

You can, but a tank that age can leave without warning. Getting a tankless priced now means you pick the day, not the leak. Our water heater estimator takes a few minutes.

Can a Lorton townhouse have a tankless water heater?

Many can, on gas, if there’s a wall to vent through that your association allows. We check that first, and tell you if a tank is the simpler road.

How much is a tankless water heater in Lorton?

Installed, $8,886 to $10,486, with the gas line work, the venting, the condensate drain and the permit in that number. A gas tank on the flue you have is $3,238 to $5,485, so the gap is what you pay for the floor space and the hot water that keeps up.

Will a tankless keep up with my whole house?

It never empties, because there’s no tank to empty. It does have a limit on how much hot water it makes per minute, and in January, when the water comes in cold, that limit drops. Sized to the number of showers you run at once, a family doesn’t notice.
