Two ends of 22079: split systems in Laurel Hill, heat pumps among the trees on Mason Neck.
Lorton’s two ends were built a generation apart, and planning had a hand in it. When the old prison land was replanned in the late 1990s, about 250 acres of it were set aside to take the development rights off an 800-acre Mason Neck property, and the county’s plan calls Mason Neck largely rural: parkland, marsh, upland forest and scattered homes. The median Laurel Hill house went up in 2002, the median Mason Neck house in 1973.
In Laurel Hill close to 85 percent of owners heat with gas, so the cooling is a split system: a condenser on a pad outside, and an evaporator coil perched on top of the furnace, borrowing its blower. A tune-up there works both halves: the condenser coil and fan outside, the indoor coil, the blower and the drain line that carries off the water the coil wrings out of July air. With the furnace in a basement, that drain often ends at a small condensate pump.
Mason Neck is the other end. Every home in its Census place is a single-family house, and close to two owners in three heat with electricity, which usually means a heat pump. Its outdoor unit never gets a season off: it heats from November into March, then cools from May on. On a lot with trees around it, the coil catches whatever comes down, leaves and seed pods packed into the fins, and rinsing that out is the most useful thing the spring visit does.
The Lorton Census place in between is the mixed one: about a third townhouses, a quarter condos and apartments, and more than a third of its homes rented. If you rent yours out, the written findings are the next best thing to seeing the system yourself: the filter the tenant did or didn’t change, the state of the coil, and the price of anything that needs fixing, before anybody touches it.

Census figures for the owner-occupied homes in each place, and what that usually means for the system we’d be tuning up.
| Place | Median home built | Most homes are | Heated with | What usually cools it |
|---|---|---|---|---|
| Lorton | 2001 | single-family houses, about 4 in 10 | gas, about 7 in 10 | Newer houses: many original air conditioners now 15 to 25 years old. |
| Newington | 1981 | townhouses, about 6 in 10 | electricity, about 6 in 10 | Mostly electric heat: heat pumps, so the spring visit covers a system that runs all year. |
| Laurel Hill | 2002 | single-family houses, about 4 in 10 | gas, about 8 in 10 | Newer houses: many original air conditioners now 15 to 25 years old. |
| Mason Neck | 1973 | single-family houses, nearly all | electricity, about 6 in 10 | Mostly electric heat: heat pumps, so the spring visit covers a system that runs all year. |

What an AC tune-up costs in Lorton.
One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.
- AC tune-up, one system$69, regularly $99
- Furnace tune-up, one system$69, regularly $99
- Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
- Comfort+ membership, a cooling maintenance visit every spring included$199 a year
A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.
With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.
When an AC tune-up is worth booking in Lorton.
A puddle beside the basement furnace in June
In a Laurel Hill gas house the cooling coil sits on the furnace, and its water runs to a floor drain or a small pump. When the line clogs or the pump quits, the water lands on the floor next to the furnace. The tune-up clears the drain line, and a pump that has quit gets a written price.
The condenser sits in a row out back
Townhouse condensers sit side by side behind the units, where leaves and grass clippings pack the coil a little more every season.
Before the first hot week
A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.
How to pick the best AC tune-up company in Lorton.
Questions to ask anybody who books you, us included.
What does the price cover, and is it per system?
Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.
Do they write down what they found?
Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.
Do they find the leak before they sell refrigerant?
An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.
What our customers say.
Elvis Diaz from SwiftPro did a fantastic job of inspecting my HVAC system, he explained everything in a very professional way, for example, he recommended the right filter type to use. It is a job well done.

AC tune-up questions from Lorton.
My Mason Neck heat pump ran all winter. Does it need a spring tune-up too?
More than an air conditioner does. By May that outdoor unit has already put in a full heating season and is about to start a cooling one, with no rest between. The spring visit is for the cooling side at $69; the heating side gets its own tune-up in the fall, at the same price.
Is April too early for an AC tune-up in Lorton?
No, it’s about right. The condenser has sat idle since fall, and a weak part found in April gets fixed before anybody is sweating. In a Laurel Hill house with a second system in the attic, spring is also the bearable season for working up there.
How much is an AC tune-up in Lorton?
$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.
How often should an AC get a tune-up?
Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
