What’s different in Springfield

Springfield’s AC either sat out the winter or worked right through it.

Nine in ten owners or more heat with gas in Kings Park, North Springfield and Ravensworth, so the cooling there is an air conditioner that sits idle from October to May. Seven months parked is hard on a condenser too: leaves pack against the fins and stay damp, a wasp or a mouse may move into the cabinet, and the foam sleeve on the larger copper line dries out in the sun. The spring visit clears out what the winter left.

Those are the town’s oldest streets, with typical owner houses from 1957 in North Springfield, 1964 in Ravensworth and 1966 in Kings Park, so the air conditioner is rarely the first. Its copper lines were often threaded through after the walls were closed, along a basement ceiling and out through the foundation. Where the insulation on the cold line has slipped or split, bare copper sweats every humid day, and under a finished ceiling that becomes a brown stain on the drywall.

Around Newington it’s the other way. About three in four Newington Forest owners and close to six in ten in Newington heat with electricity, usually a heat pump, where the typical owner’s home dates from the early 1980s and about half are townhouses. By April that heat pump’s outdoor unit has already worked a full season, icing up on raw mornings and melting itself clear. The written findings tell you how the winter treated it.

Springfield proper, along Backlick and Old Keene Mill Roads, mixes it all: about a quarter of its homes are in condo and apartment buildings, and about a third are rented. Fairfax County’s property maintenance code wants heating and cooling kept in safe working condition in every rental and owned home, whatever the date. For a landlord, a spring tune-up shows where the cooling stands before a tenant’s first hot week.

What it costs

What an AC tune-up costs in Springfield.

One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.

  • AC tune-up, one system$69, regularly $99
  • Furnace tune-up, one system$69, regularly $99
  • Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
  • Comfort+ membership, a cooling maintenance visit every spring included$199 a year

A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.

With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.

When to book it

When an AC tune-up is worth booking in Springfield.

A little pipe dripping over a window

Some townhouse air handlers, especially attic ones, have a second drain line that ends where you’ll notice it, often above a window. Water out of that pipe means the main drain has clogged and the backup is carrying the load. Book before the backup clogs too.

The house is older than its AC

Central air in an older house was usually added later, often with a return too small for it. Checking the filter and the airflow in spring is how you keep the coil from icing up in July.

Before the first hot week

A weak capacitor is a small fix on a mild day in April. Found by a July heat wave, it’s a house with no cooling.

Choosing who tunes it up

How to pick the best AC tune-up company in Springfield.

Questions to ask anybody who books you, us included.

  1. Will they look at the copper lines, not just the box?

In a Springfield house that got central air after it was built, the line set can run a long way. Ask the tech to follow it as far as it shows and say where the insulation is torn or missing.

  2. What does the price cover, and is it per system?

Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.

  3. Do they write down what they found?

Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.

  4. Do they find the leak before they sell refrigerant?

An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

Questions

AC tune-up questions from Springfield.

My Kings Park house heats with gas. Does the air conditioner need its own tune-up?

Yes. They share a blower and the ducts, but the condenser outside and the coil on the furnace are cooling parts a fall heating visit doesn’t clean. Book the AC in spring at $69 and the furnace in fall, each before its busy season.

What month is best for a Springfield AC tune-up?

April or early May. In the Kings Park and North Springfield gas houses the furnace is mostly done by then, and in the Newington heat pump houses it’s the lull between heating and cooling.

How much is an AC tune-up in Springfield?

$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.

How often should an AC get a tune-up?

Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
