Arlington air conditioning lives in attics, Fairlington heat pumps and tower closets.
A third of Arlington’s homes went up before 1960, and the median owner’s house dates from 1960 itself. A Maywood four-square or Cape Cod, or a 1930s house in Ashton Heights, was built long before anyone planned for cooling ducts, so when cooling came, the air handler for the upstairs often went wherever it fit: the attic, or the crawl space behind a knee wall. Up there it spends July in the hottest air in the house.
That’s where an older Arlington house’s tune-up spends its time. The coil makes water every hour it cools, and the line carrying that water off runs through attic heat that grows a slime inside it. We clean that line on every visit, and in an attic it’s what keeps the bedroom ceiling under the pan dry.
Fairlington is a different machine. Its 3,449 garden apartments and townhouses went up from 1942 to 1944 with no central air, and heat pumps came in when the units were sold as condos in the 1970s. A heat pump’s outdoor unit never gets the winter off. By the time a Fairlington owner books the spring visit, it has already put in a season of heating, often with last fall’s leaves still caught in its fins.
More than half of Arlington’s homes are in buildings of ten units or more, and in the high-rises of Rosslyn, Courthouse and Crystal City a unit’s cooling is often a fan coil or a water-source heat pump in a closet, on a water loop the building runs. There may be no outdoor unit of yours anywhere, and a water-source heat pump is still a heat pump: its tune-up is $69 a system like any other. The tune-up there is all indoors: the coil, the blower, and the pan catching the coil’s water one floor above somebody’s living room.

- Central air in houses this old was usually added later, and a small return is the first thing to check.
What an AC tune-up costs in Arlington.
One price per system, $69, regularly $99. We go through it before a Northern Virginia July finds the weak part for you. Anything it turns up is priced in writing before any work, and if it can wait, we say so.
- AC tune-up, one system$69, regularly $99
- Furnace tune-up, one system$69, regularly $99
- Heat pump, boiler or ductless mini split tune-up, one system$69, regularly $99
- Comfort+ membership, a cooling maintenance visit every spring included$199 a year
A house with two systems books two tune-ups, one for each, and a heat pump or a ductless mini split is the same $69 a system. The heating side, a furnace or a boiler, gets its own tune-up in the fall at the same price.
With Comfort+ membership at $199 a year, the cooling maintenance visit comes every spring, along with a heating maintenance visit, a water heater flush with a sewer camera inspection and a dryer vent cleaning.
When an AC tune-up is worth booking in Arlington.
A brown ring on the upstairs ceiling in July
With the air handler in an Arlington attic, a stain spreading under it in summer usually means the drain line is plugged and the pan is overflowing. Switch the cooling off so the coil stops making water, then call us about the drain.
The house is older than its AC
Central air in an older house was usually added later, often with a return too small for it. Checking the filter and the airflow in spring is how you keep the coil from icing up in July.
You’re in a condo
The unit’s own air handler or fan coil is usually the owner’s to keep up; your association documents say for sure. Its drain line runs over somebody’s ceiling, which is the best reason not to skip a year.
How to pick the best AC tune-up company in Arlington.
Questions to ask anybody who books you, us included.
Have they serviced a fan coil or a water-source heat pump?
In an Arlington high-rise the unit sits in a closet, behind a panel that has to come off before anyone reaches the coil or the pan. Ask whether the tech has cleaned that kind before, or just swaps the filter on the way out.
What does the price cover, and is it per system?
Ask what gets cleaned and what gets checked, and whether a second system costs extra. A number with no list behind it is hard to hold anybody to.
Do they write down what they found?
Ask for the findings in writing, with a price on anything that needs fixing and an honest word on what can wait. A tune-up you never see written down is one you take on faith.
Do they find the leak before they sell refrigerant?
An air conditioner doesn’t use up refrigerant. Low means it’s leaking somewhere, and a company that tops it up every spring is selling you the same refrigerant twice.

AC tune-up questions from Arlington.
My Arlington Cape Cod has a system in the basement and one in the attic. Is that two tune-ups?
Yes. Each has its own coil, blower and drain line, so each is its own tune-up at $69. In an older Arlington house the attic one is often the newer, added for the upstairs bedrooms, and it works in the worst heat, so it’s the last one to skip.
When should I book an AC tune-up in Arlington?
April or May, before the first hot spell. Trees covered about 35 percent of Arlington in the County’s 2023 canopy study, and spring is when they drop flowers, seeds and pollen onto every outdoor coil beneath them.
How much is an AC tune-up in Arlington?
$69 per system, regularly $99, the same for a central air conditioner, a heat pump or a ductless mini split. A house with two systems books two. If the tune-up turns up a repair, you get its price in writing before any work, and you decide.
How often should an AC get a tune-up?
Once a year, in the spring, before the first heat wave. The heating side gets its own visit in the fall. The filter needs attention more often, every one to three months, and it’s the cheapest thing on the list.
