It’s past 15 years
Trane, Carrier and Lennox all put most furnaces at 15 to 20 years, and ENERGY STAR says to weigh a replacement once one passes 15.
Past that, put any big repair next to the price of a new one.
A new gas furnace, installed, runs $4,285 to $14,040 in Northern Virginia, keeping the air conditioner you have. Replacing the AC with it runs $8,898 to $23,000 for both, and the HVAC estimator narrows either one to your house.

Want your own number before anyone comes out? The HVAC estimator prices your house in a few questions.
What moves the price. The size the house needs, the efficiency (80 or 95 percent and up), whether it runs single-stage, two-stage or variable-speed, and the venting: a 95 percent furnace that replaces an 80 needs new PVC venting and a drain. The HVAC estimator narrows it to your house, and our new furnace cost guide goes line by line.

80 or 95 percent
AFUE is the share of the gas that ends up as heat in the house. New gas furnaces come in two families, and the difference is in how they vent.
A Rheem gas furnace we installed in a Northern Virginia utility closet. The white PVC above it is the kind of venting a 95 percent furnace uses.
When it’s time
Four things that usually decide it. A technician tells you which apply to yours.
Trane, Carrier and Lennox all put most furnaces at 15 to 20 years, and ENERGY STAR says to weigh a replacement once one passes 15.
Past that, put any big repair next to the price of a new one.
The heat exchanger keeps the flame’s exhaust out of the air you breathe. A crack is the one finding where we’ll tell you to stop running the furnace.
We show you what we found. A carbon monoxide alarm near the bedrooms is worth having either way.
Lennox puts it plainly: several furnace repairs within a few years mean the furnace is failing.
Comfort+ members bank half of each repair bill toward the replacement, up to $1,500.
Short cycling and cold rooms can be a part, a filter, a furnace the wrong size or the ducts.
A $99 diagnostic visit finds which before anybody prices a new furnace.
How a replacement goes
Often same-day, and we will tell you honestly when we can get there. We run 24/7 emergency service when the heat or the air quits, and a replacement starts the same way a repair does: somebody looks at the house.
Someone from our HVAC team comes out and measures: the house, the ductwork, the venting, the electrical panel, where the outdoor unit sits.
Each option on paper with its installed price and its monthly payment, side by side. If a repair makes more sense, you hear that first.
The crew covers the floors and the path in, takes the old equipment out and away, and puts the new system in.
The system runs while the crew checks it, the thermostat gets set up with you, and two years of our labor is included. Five or ten years is an option.

A new gas furnace runs $4,285 to $14,040 installed, keeping your air conditioner, and a furnace and AC together $8,898 to $23,000. The size, the efficiency (80 or 95 percent and up), single-stage, two-stage or variable-speed, and the venting the job needs decide where yours lands. Trane, Carrier and Lennox put most at 15 to 20 years, and the Department of Energy plans on 21. Yearly maintenance stretches it; a furnace that was oversized or ran on clogged filters wears out sooner.
Usually, when the house can take the PVC venting without a fight: more of the gas becomes heat, and Washington Gas pays $500 to $700 back on 95.1 percent and up. Where the venting run is long or awkward, or the gas bill is small, an 80 can still be the right call, and we’ll price both.
Yes, when the air conditioner is young and in good shape. The indoor coil sits on top of the furnace, so the new furnace has to fit it, and we check that before we quote. If the AC is about as old as the furnace, we’ll price it both ways.
Washington Gas pays $500 on a furnace rated 95.1 to 96.9 percent AFUE and $700 at 97 percent and up, for its Virginia customers, with the paperwork in no later than 30 days after the install. We’re in its contractor network for furnaces. Homes on Columbia Gas don’t qualify, and the federal tax credit ended for anything installed after 2025.
It depends on the house, not the old furnace’s label: square footage is a start, and the insulation, windows and ductwork finish it. Our furnace sizing guide walks through it, and the estimate measures it.
Yes, propane and natural gas furnaces both.
