Dale City went up mostly in the 1970s and 1980s, the median owner home in 1983, so most houses there are on their second furnace or later. Plenty of the current ones went in around the turn of the century and are in their twenties now, while the outdoor unit beside them is often younger, since an R-22 leak tends to end an air conditioner’s run first.

A furnace on its own only works if the new one suits what stays. The indoor coil rides on the furnace cabinet, so the two have to match in width, and the new blower has to move the air that coil and outdoor unit were rated for. An outdoor unit on R-410A from the last ten years or so is usually worth keeping. One still on R-22 usually isn’t, and then the pair at $8,898 to $23,000 is the number to compare.

Along Route 1, in the older Census place called Woodbridge, about three homes in ten went up in the 1950s and 1960s, and a gas furnace in one of those often shares a masonry chimney with the water heater. A high-efficiency furnace vents through the wall in plastic pipe, so the water heater’s venting gets checked on its own.
