What’s different in Woodbridge
About a third of Woodbridge-area homes were built before 1980, and three in ten since 2000. The shower behind a 1970s wall is often an early single-handle valve or an older two-handle one. The one behind a 2000s wall is a modern cartridge valve. Telling them apart is the first thing we do, because the parts and the price depend on it.
On the older valves, a drip is usually the washers or the seats, and a loose handle might be a stripped stem. If the maker has disappeared and no stem can be found, we tell you at that visit, and then a new valve at $950 to $1,400 with trim is a fair conversation. On a 2000s house, a drip means a cartridge at $250 to $450.
Prince William Water rates its water moderately hard, and its 2025 tests ran from 2.6 to 10.5 grains per gallon. That’s a wide range, and it means two neighbors can see different scale. A handle that’s stiff in the morning and sticky by evening is often a scaled cartridge. An old bathroom fan that can’t clear steam makes it worse by leaving the valve wet.
Condos and apartments are about one home in six. In a building, the cartridge swap can mean closing the stack, and that goes through the management office first. For a townhouse, the HOA may only care if water gets to a neighbor, so a stain on a shared wall is the cue to call us.

Census figures for the owner-occupied homes in each place, and what usually wears out in the showers of houses that age.

|---|---|---|---|---|
| Dale City | 1983 | single-family houses, about 7 in 10 | gas, about 7 in 10 | A worn cartridge in an older single-handle valve. |
| Lake Ridge | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | A worn cartridge in an older single-handle valve. |
| Woodbridge | 1976 | single-family houses, about 4 in 10 | gas, about 5 in 10 | A worn cartridge in an older single-handle valve. |
| Leesylvania | 2006 | single-family houses, about 4 in 10 | gas, about 6 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
| Potomac Mills | 1988 | single-family houses, about 6 in 10 | electricity, about 7 in 10 | A worn cartridge in an older single-handle valve. |
| County Center | 2006 | townhouses, about 4 in 10 | gas, about 6 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |

The signs
A handle that takes more effort every month, then starts leaking at the spout, is a scaled cartridge or worn washers. It’s a part, and the wall stays closed.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
The brand and era decide whether a cartridge, a stem or a whole valve is the answer. A plumber who quotes before looking is guessing.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Questions
If it drips but doesn’t scald, new stems and washers fix it. If it scalds or jumps hot when a toilet flushes, a pressure-balancing valve is the real fix, at $950 to $1,400 with trim.
Not often. A cartridge usually lasts years even in moderately hard water. If yours is going sooner, tell us how long it lasted, and we’ll look at whether scale or a bad part is the cause. A replacement is $250 to $450.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
