What’s different in Dumfries
Start with the handle. A small screw under the cap holds it to the stem, and when it backs out the handle rocks. If tightening does nothing, the handle’s inner teeth or the cartridge stem are worn smooth, and one of them is the part to replace.
Dumfries gets Prince William Water supplied from Fairfax Water’s Griffith plant, and the plant’s 2025 readings ranged from 3.0 to 8.0 grains per gallon, with only July and August below 4. So for most of the year a cartridge sits in moderately hard water. A handle that stiffens through winter and spring, then starts to drip, is often scale at work.
The Town splits evenly: 43 percent of homes are detached and 43 percent are townhouses, and the median owner home dates to 1985. About one in ten went up before 1960. In those older houses a shower with separate hot and cold handles isn’t unusual. In the 1980s townhouse rows, we mostly find single-handle valves whose cartridges are still easy to get.
Cherry Hill is different. Its median owner home was built in 2005, and about one in five homes sits in a building of ten or more units. In a condo building, the shower’s shutoff may be on the riser, so management gets a call before a cartridge comes out. Montclair, to the north, is mostly detached houses from the 1980s and 1990s.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually wears out in the showers of houses that age.
| Place | Median home built | Most homes are | Heated with | What usually wears out |
|---|---|---|---|---|
| Montclair | 1989 | single-family houses, about 8 in 10 | electricity, about 5 in 10 | A worn cartridge in an older single-handle valve. |
| Cherry Hill | 2005 | townhouses, about 4 in 10 | gas, about 7 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
| Dumfries | 1985 | townhouses, about 4 in 10 | electricity, about 5 in 10 | A worn cartridge in an older single-handle valve. |
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.
Nearly all of the Town sits in 22026, with a sliver in Triangle’s 22172. None of it is in 22025.
Montclair in 22025, where the Postal Service accepts Montclair as the town name; Southbridge and Cherry Hill in 22026, outside the town line.
ZIPs 22025 and 22026 as a whole: Montclair, Cherry Hill and the rest of Dumfries mail, the Town’s homes included.
The signs
That order is the clue. Scale first makes the cartridge hard to turn, and then the seals give out. If yours has gone stiff, fix it now, before it starts leaking inside the wall.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
Most townhouse showers in a row share a valve brand. A plumber who has worked the rows can often tell you the part on the phone, and arrive with it.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Prompt, courteous, knowledgeable and friendly. Job installation of kitchen sink faucet a little pricey but nowadays what isn’t.

Questions
Not the repair, but they run the shutoff. In many buildings the water to a stack is closed by maintenance, so they set the time. We coordinate with them on the day.
Yes, most likely. A valve that doesn’t balance pressure lets the hot drop when the toilet draws cold. Older two-handle showers do it, and a new pressure-balancing valve at $950 to $1,400 with trim ends it.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
