If the shower sits over another room and a stain shows up under it, the first suspect is a drip behind the valve trim. Shut the water off at the stop or the stack, and call before the drywall softens.

What’s different in Reston
Only about one Reston home in five is detached. A third are in condo buildings and three in ten are townhouses, so most showers here are on the second floor of a shared building, with a neighbor’s room or your own family room underneath. A leak behind the trim doesn’t announce itself, and a slow drip is worth fixing early.
Reston Association’s overview says its design guidelines cover exterior work. A cartridge or a handle swap happens inside the house, so as we read it, it isn’t an RA matter. Your cluster or condo association may still want to know when plumbing is open, so a quick note to the manager is cheap.
Lake Anne opened in 1965, and about four homes in ten here predate 1980, including the clusters around Lake Anne, Hunters Woods and South Lakes. Showers that old may have two handles, or an early single-handle valve that jumps hot when a toilet flushes. Newer ones, built since 2000 in nearly a quarter of homes, are single-handle valves, and a drip there is a cartridge.
Water comes from Fairfax Water, whose Corbalis plant ran 4.1 to 10.8 grains per gallon in 2025. Hard water collects on a cartridge and shower head, and in a unit that’s been lived in for years, that often explains a handle that has gone stiff.
Neighborhood by neighborhood
Census figures for the owner-occupied homes in each place, and what usually wears out in the showers of houses that age.
| Place | Median home built | Most homes are | Heated with | What usually wears out |
|---|---|---|---|---|
| Reston | 1981 | condo and apartment buildings, about 4 in 10 | gas, about 5 in 10 | A worn cartridge in an older single-handle valve. |
| Great Falls Crossing | 1993 | single-family houses, about 9 in 10 | gas, about 8 in 10 | A worn cartridge or a loose handle on a pressure-balancing valve. |
By the numbers

The signs
If the shower sits over another room and a stain shows up under it, the first suspect is a drip behind the valve trim. Shut the water off at the stop or the stack, and call before the drywall softens.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
In a cluster or a condo, management often asks what was done and why. A plumber who writes up the worn part and the fix makes that conversation easy.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Needed 2 faucets installed and both gentlemen did a nice job. Checked everything out prior to removing old faucets and QC’d everything upon completion of the job. Cleaned up and on their way. Thanks!

Questions
RA’s overview puts exterior changes under its design review, and a valve repair is inside the house. Your cluster or condo rules are a separate set, so check them. The repair itself runs $250 to $450.
Yes. That’s a valve that isn’t balancing pressure. If it has a cartridge, it can sometimes be swapped; on an older two-handle shower, a pressure-balancing valve is the real answer, at $950 to $1,400 with trim.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
