What’s different in Lovettsville
A loose handle is the place to start. The small set screw under the cap or on the underside of the handle backs out with use, and a quarter turn can fix it. A handle that spins with a tight screw has worn teeth, either its own or the stem’s, and that is a part.
Lovettsville’s Census numbers split almost in two: about one home in five was built before 1960, and six in ten since 2000. The older ones, in and around the Town’s center, may still have a stem and a washer behind each handle. The newer ones have a cartridge. Both can run a thin stream down the drain all night, and over a month that is real water.
The Town owns its water, from four wells inside its limits that are sand filtered for iron and manganese, and it prints no hardness figure. What it does publish is a process for leaks. The Town wants a leak reported when it is found, and, by the bill’s due date, a repair bill from a licensed plumber with a written note on the fix. A drip from a shower or a spout that has been running isn’t the same as a broken line, so ask the Town whether it qualifies.
If you are asking for an adjustment, the paperwork matters. We write what we found, what we replaced and the date on the invoice, so you have something to hand over. Most of the homes here are detached, 82 percent, with a small share of townhouses, so the valve is usually reachable from the front of the wall.

The signs
A shower that drips once it is off wastes a little every minute, and a tub spout that runs when the diverter is up wastes more. Neither is loud, but a month adds up.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
If you plan to ask for a leak adjustment, say so when you book. The Town’s page asks for a repair bill from a licensed plumber with a written note on the fix.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Needed 2 faucets installed and both gentlemen did a nice job. Checked everything out prior to removing old faucets and QC’d everything upon completion of the job. Cleaned up and on their way. Thanks!

Questions
A steady drip can add a surprising amount over weeks, and a running tub spout more. It is rarely the whole story, so we also check the toilets. The cartridge swap itself is in the $250 to $450 range.
No. It is the spout’s diverter, and a new tub spout is $200 to $400. A cartridge is only involved if the water still drips with the diverter down.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
