It jumps to scalding when someone flushes
A pressure-balancing cartridge is supposed to prevent that. If it doesn’t, the cartridge is worn or its hot stop is set wrong. Both are adjustments or swaps through the front of the wall.

What’s different in Fredericksburg
About 46 percent of the owner homes with a 22405 or 22406 ZIP were built since 2000, and the Stafford side is the part of Fredericksburg where that adds up to thousands of showers. They are almost all single-handle pressure-balancing valves. A drip or a loose handle on one of those is nearly always the cartridge, and we pull it, show it to you, and put in a new one.
Valves put in during those years are often builder-grade, and a decade or two of daily use is when they start to give. A handle that’s stiff to turn is the early warning. The cartridge stays the same size and keeps your trim, which is why a repair is usually $250 to $450, not the $950 to $1,400 of a whole new valve.
Not every house is that young. Around 26 percent of the ZIPs’ homes predate 1980, with older streets toward the river, and those can have an early single-handle valve where cartridges are scarce. We ask for the make from the trim before we promise a part. If the part can’t be found, we tell you before we cut anything.
About 12 percent of owner homes are townhouses, and the shower in those often sits over a finished room or a garage. A drip behind the trim matters sooner there. Stafford County’s utilities end at the meter, so the valve, and the line to it, are yours. Past the County’s water areas, about 10,000 Stafford homes use private wells, so sediment can age a cartridge faster.
By the numbers
From the Census Bureau’s 2020 to 2024 survey. Median year built and heat count owner-occupied homes only.

The signs
A pressure-balancing cartridge is supposed to prevent that. If it doesn’t, the cartridge is worn or its hot stop is set wrong. Both are adjustments or swaps through the front of the wall.
Usually a set screw under the cap that backed out, or worn teeth where the handle grips the cartridge. Tightening the screw only lasts if the teeth are still good.
On a single-handle shower that’s the cartridge. On an older two-handle or three-handle shower, it’s the washers or the stems. Either one comes out the front, and the wall stays closed.

Choosing who does it
Questions to ask anybody who pulls your shower handle off, us included.
On a valve under twenty years old, a cartridge is almost always the answer. Ask to see the old one and what was wrong with it before you agree to anything larger.
Most loose handles and drips are a cartridge or a screw. A plumber who prices a new valve without looking inside first may be selling you a wall you didn’t need opened.
A shower that runs fine on its own can still jump hot when someone flushes. Ask them to run it both ways before they pack up.

Alex arrived on time and after some time he explained the situation regarding the low flow faucet and fixed the problem. Very professional. I would call on him and the company again for my plumbing repairs.
Questions
This page is about 22405 and 22406, the Fredericksburg mail on the Stafford County side. If you’re not sure which one your address falls in, call and we’ll sort it out.
No, though a handle that spins freely can stop you shutting off a drip. A visit is $49, or $250 after hours.
Most shower valve repairs we do run $250 to $450, with the visit at $49, $250 after hours. A whole new valve with trim runs $950 to $1,400, and a tub spout runs $200 to $400.
Not for a cartridge, a handle or a diverter. Those come out the front. A valve replacement goes in from an access panel when there is one, and when there isn’t, a larger trim plate can usually cover the opening so the tile stays.
